A superbly located SMALLHOLDING with around 3 acres of predominantly pastureland to the front of the house with a small area of woodland behind with excellent views from the house over the beautiful Welsh countryside. In the house there is a lounge with woodburner, a study/bedroom 3, a large kitchen / diner, a utility and a shower room, on the first floor there are a further 2 double bedrooms (master ensuite) and a 3rd family bathroom. Outside and near the house is a detached garage with workshop as well as a static caravan which has been onsite for over 10 years and a lovely Hot Tub included in the sale.

The pastureland is split into 2 main enclosures, the first being gently sloping with the second paddock (being furthest from the house) being more sloping in nature.
