DIRECTIONS From the A38 Expressway travelling from Plymouth to Exeter, take the exit sign posted to South Brent and at the end of the slip road, turn right and after just a short distance take your first left which is signposted "Avonwick/ Totnes". Proceed along this road, and after having passed the Blue Post Fuel Station on your left, take the third turning to your right, sign posted "Hazard". Continue on through the hamlet, and after 0.75 miles you will see the entrance driveway to the land on your left handside, sign posted "Strictly Private - No Access" with a "for sale" board on show. Access into the field is through the first gateway on your right along the driveway.

From Totnes, heading out of the town, to the west, along Plymouth Road, continue along this road for approximately 3.2 miles, taking the turning to your left signposted "Hazard. SITUATION The Land at Langford Bridge is situated in the heart of the South Hams countryside between the villages of Harberton, Diptford, Avonwick and Rattery. Although this is a very secluded spot, the A38 dual carriage expressway which connects to the M5 Motorway and national road network is just a short distance away to the north-west and the centre of Plymouth is approximately 20 miles to the south west. 

DESCRIPTION Extending to approximately 2.51 acres (1.015 hectares), as outlined in red on the enclosed site plan, the land is situated in a peaceful secluded spot boasting a meandering brook along with an area of mature woodland to the far east located on a hill, with far reaching views stretching out to the surrounding countryside.

The access to the land is via a right of way over a driveway from the Council highway, as shown highlighted in orange on the attached plan. The land itself is accessed along this driveway, on the right hand side through a vehicle width steel gate. The land would be potentially suitable for equestrian, recreation, amenity or alternative uses subject to obtaining the necessary planning consents.

Whilst the land hasn't been registered as organic, it has benefitted from organic management for a number of years and in the past the land has been lightly grazed and a cut of hay has been taken once a year.
 

SERVICES The land benefits from a natural water supply in the form of a fast flowing brook through the land. 

TENURE The land is being offered for sale on a freehold basis with vacant possession being available on legal completion.  

PUBLIC RIGHTS OF WAY There are no Public Rights of Way over the Land at Langford Bridge as far as are known. It is understood that there is an informal permissive access for "hikers and cyclers" only along the driveway access. 

ACCESS The vendor will reserve ownership of the access highlighted orange on the attached plan however a right of way will be included within the sale to the successful buyer upon completion.  

FENCING The vendor will undertake to carryout fencing along the south western boundary against the vendors retained land, shown between points A and B on the plan attached between exchange of contract and completion, or as soon after completion as feasibly possible to obtain a fencing contractor.

In all cases ownership of the fencelines/ hedge banks will be as shown by the "T" marks on the attached plan. 

BASIC PAYMENT SCHEME The land is registered with the Rural Payments Agency for the Basic Payment Scheme and the land has been claimed on in the 2021 Scheme year. Entitlements will be included within the sale if the purchasers are eligible for the scheme.

METHOD OF SALE The Land at Langford Bridge is offered for sale by Formal Tender (unless sold prior) as a whole. The deadline date for the submission of tenders is Tuesday 2 August 2022 at 12 noon and all tenders must be submitted to 6 Fore Street, South Brent, TQ10 9BQ in an envelope clearly marked 'Land at Langford Bridge'.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller (see Legal Pack below) and provide a deposit of 10% of their offer price, as their tender. If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
