In all 2.44 acres

Lybrook House is an individual detached property
designed and built by the current owners in 1986
sitting in a substantial plot extending to c. 2.44
acres, benefitting from unspoilt countryside
views, yet within striking distance of the villages
of Snowshill, Broadway Tower and Broadway
village itself. Ground floor accommodation is both spacious and well-laid out, the hall with galleried landing giving a real feeling of space. The emphasis throughout the ground floor, is on enjoying the stunning views on offer and the drawing room is particularly impressive, with triple aspect and benefitting from a woodburning stove. The dining room benefits from the same aspect, with patio doors leading to the terrace. The kitchen/family room, with a range of base and wall units and a further woodburning stove, gives access to the utility, complete with a shower room and leading to the lovely heated indoor swimming pool with vaulted ceiling, complete with sauna. The dual-aspect principal bedroom is situated on the first floor, benefitting from a dressing room and ensuite bathroom, along with four additional bedrooms, a family bathroom and studio/hobbies room.

OUTSIDE
The grounds at Lybrook House are truly stunning, extending to approx. 2.44 acres. To the front of the property, a gated gravel driveway provides parking for several vehicles, in addition to a double garage. Formal gardens extend from the side to the rear of the property, from east to west, offering sunshine all day and the most tremendous sunrises and sunsets. The garden features a range of mature shrubs and trees, substantial greenhouse, herbaceous borders, a stream and a ha-ha, offering a protective boundary whilst retaining the unspoilt views. The paddock extends to the side and rear of the property, largely south facing and with fencing and walling to the perimeters and separate gated access can be found, further along the lane.

DIRECTIONS
At the bottom of Broadway High Street turn into
Church Street opposite the Swan Inn. Proceed
along Church Street and out of the village past St
Michael’s Church. Continue along Snowhill Road
to Snowshill and Lybrook House will be found
on the right-hand side, just after St Eadburgha’s
Church, opposite the cricket ground.

Broadway is well known as one of the most lovely
Cotswold destinations and there is beautiful
countryside and quiet lanes and footpaths on the
doorstep to wander and enjoy. Broadway itself
offers numerous pubs and restaurants as well as
good local shopping facilities including a wellstocked supermarket, chemist, post office, butchers, delicatessen and new health centre. Further afield Marks and Spencer food halls, Waitrose, Tesco and Morrisons supermarkets can be found at Evesham (6 miles) and Stratford-upon-Avon (17 miles) and Chipping Norton (18 miles). Communications from Broadway are excellent, with the A40/M40 to the south east providing fast access to London (95 miles) and the M5 (J9) to the west (13 miles) providing access to both the West Country and the North. There is a mainline train station to London Paddington at Evesham (approx. 6 miles) and Moreton-in-Marsh (approx. 8 miles) scheduled time approx. 90 minutes.
