- TREGUSTICK FARMHOUSE, , , WITHIEL, BODMIN, CORNWALL, 839000, 18/06/2021
A perfectly proportioned Georgian farmhouse with 5 bedrooms. Nestled in the beautiful Ruthern Valley in mid Cornwall with easy access to both coasts and some of the county’s finest beaches.
Description
Tregustick is a perfect example of a Georgian Cornish farmhouse, with charming attention to detail inside and out. This traditional Cornish home blends tasteful period character with modern upgrades. The conservatory with its underfloor heating and large glass panels creates a wonderful social area for entertaining and links the house to the outside, where your eye is drawn up through the gardens by the wooden steps and the painted iron handrails. The gardens are extensive and terraced, on a south facing hillside. They enjoy the peaceful views of the stunning countryside.
The entrance hallway, and indeed most of the ground floor, features flagstone slate flooring. The sitting room is charming with a broad inglenook fireplace taking pride of place, complete with an inset contemporary wood burner and original cloam oven. The study doubles as a snug and has beautifully made storage cupboards and a traditional fireplace. The inner hallway leads on to the farmhouse kitchen which has fitted glass fronted display cupboards and a three-door electric AGA. There is a broad inglenook with another original cloam oven and the beamed ceiling above. Beyond is the utility room or back kitchen with a fitted oven and induction hob. There is ample room for a fridge, freezer and washing machine as well as an additional dishwasher. The dining room has huge charm with flagstone flooring, a painted beamed ceiling and a stone ‘manger’ or trough set to one side.
On the first floor, the landing opens to the spacious master bedroom and three further generously sized bedrooms complemented by a large family bathroom and separate shower room.
Gardens and exterior-
The front garden is traditional with a central pathway dividing the area in two, a patio to one side, ideal for relaxing over morning coffee, and lawn on the other. A pathway sweeps up through the garden leading to the side of the house, with the driveway offering a fine vantage point over the house. The gardens have been lovingly crafted and well planted with shrubs and plants providing colour all year round.
There is a broad terraced lawn, originally designed to accommodate a wedding marquee, which leads to a substantial timber summer house with a storage room to the side. This provides a perfect spot for drinks and food in the summer. In a private woodland setting is a purpose-built pond that has been used as a natural swimming pool. To the rear of the house there is a greenhouse and raised flower beds which would be excellent for a kitchen garden. The paved rear driveway is very convenient for bringing shopping into the house via the back door, as well as giving access to the three former piggeries now providing storage for bikes, tools, etc.
Services
Private water from borehole and private drainage. Mains electricity supplemented by solar panels and LPG central heating.
Location
Tregustick Farmhouse is set in the valley of the River Ruthern, in an Area of Great Landscape Value. The nearby Saints Way runs from Padstow to Fowey. The route has been used since the Bronze Age by traders, pilgrims and, nowadays, keen ramblers. This coast to coast path explores the many hidden places of mid-Cornwall which are missed by the majority of visitors. Tregustick Farmhouse is situated in a small hamlet almost equidistant between the villages of Withiel and St. Wenn, with its popular village school. It is in easy striking distance of the facilities and supermarkets of Bodmin and the popular town of Wadebridge which offers an excellent combination of shops, restaurants, schools and sporting facilities.
The mid Cornwall position of this property allows easy access to the renowned beaches of the north coast including Watergate Bay, Constantine Bay, Polzeath, Daymer Bay and the water sports resort of Rock. The gentler south coast is less than 30 minutes away with popular destinations such as Mevagissey, Charlestown, Polkerris and Fowey. There are excellent local opportunities for cyclists and, of course, the nearby Camel Trail which stretches from Padstow to Wenford (near St Breward) and the Sustrans network onto Bodmin moor. There are several renowned golf courses in the area including St. Enodoc, Lanhydrock and Trevose. In addition to the Saints Way, walkers can also enjoy the Camel Trail and the nearby South West Coast Path which provides miles of wonderful walks and, of course, the highly regarded Camel Valley Vineyard.
Newquay Airport is now providing regular links to London Heathrow and many European destinations and Bodmin Parkway offers a mainline train link to London Paddington.
Square Footage: 2,555 sq ft
Directions

Crossing a bridge over the river, continue on for ½ mile, up through woods, then turn left at the next junction signposted St Wenn. Carry straight on until you come to the next group of houses. Tregustick Farmhouse is on your right with a five bar gate and the house name clearly marked there.
