A very rare opportunity to purchase a traditional run livestock farm in an idyllic location overlooking the Monnow Valley. The stone and slate long house style farmhouse is probably at least 200 years old with a wealth of character features including Inglenook fireplace and exposed beams. The house, whilst capable of occupation, requires modernisation by modern requirements. The old cider house and granary over if converted, subject to consent, would greatly add to the accommodation. At present the house has three bedrooms and a bathroom on the first floor with possibility of further accommodation on the second attic area floor. The ground floor has a large kitchen, and two reception rooms. The farm buildings include a traditional stone barn and three barns of modern construction which could easily be converted for other uses either equestrian, workshops or residential use, again subject to any planning requirement. The homestead is centrally situated to the land through which two small streams run, one into an attractive woodland area.

Situation

The property is approached off the parish road by a long stoned single track driveway. St Maughans is an ancient parish with scattered housing. The farmhouse is in a very private, tranquil and secluded location with only 4 or 5 other houses within a half mile radius. Yet it is only 10 minutes' drive to the county town which offers a wide range of amenities and schools. Views from the house over the Monnow valley towards Herefordshire are outstanding.

The land lies around 90 meters above sea level and has been farmed during the last 40 years, in a traditional manner with good hedge boundaries and gates.
It all lies within a ring fence apart from a little used green lane which runs from St Maughans through to a neighbouring area. The fields are watered either from streams or mains supply.
