The Property
The entrance to Hetton Wood is via a track labelled A & B on the sale plan and highlighted blue. The track provides roadside access off the B1404 leading along the western edge of Warden Wood and curves around the crag before dropping down into Hetton Wood. For all purposes a right of way is given across the track labelled A & B on the sale plan.

Hetton Wood was planted in 2013 with the woodland consisting of a combination of alder and oak with some minor elements of cherry and hazel. At present, the alder is gaining height and volume with the slower growing oak beginning to thicken and starting to catch up. The wood slopes gently down towards the northern boundary with views over the farmland to the north. The wood is developing well but with some proactive management this will turn into a diverse natural habitat.

The woodland receives an annual grant payment under the Farmland Premium Scheme until 2028.

Management

Development Covenant
The property is sold subject to an existing covenant with a previous owner running until 11th September 2038. If planning permission is granted on the land prior to that date, the previous owner will be compensated 50% of the value uplift attributable to the permission.

Hetton Wood is situated on the outskirts of the town of Houghton-le-Spring to the south-west of Sunderland. The wood sits on a former old railway line which was subsequently cultivated and used for grazing and feed crops before being converted into forestry in 2013/14.

The Forestry Commission last inspected the site in November 2017 and provided confirmation that the site is compliant with the EWGS contract.
