Description

Wester Balintore Farm Cottage is most attractively situated, facing southwest and looking towards Creigh Hill. As the name suggests it was originally a pair of 19th century farm cottages, which were thoughtfully converted into one house in 2000. The sun room, which makes the most of its position and views, was added in 2003, and in 2015 the house was extended with the addition of a triple garage. Above this, with its own entrance door and also interlinked to the main house, is an open plan room, which could have considerable potential as a home office or additional accommodation, subject to obtaining any necessary consents. As such this is a versatile and attractive stone built house, with a slate roof, and the extension being in keeping with sandstone lintels and quoin stones. All the principal rooms and bedrooms have views to the front, making the most of the position. The house is fully double glazed and since 2017 the bathroom and shower room have been refurbished, with the kitchen having been redone a little earlier..

Gates from the farm road open on to both a block paved path leading to the front door, and to mono block parking in front of the garage, from where a paved path leads past the sun room to the front door. This opens to a porch with slate tiled floor and an inner door to the hallway which has a staircase to the first floor, understair cupboard and engineered oak flooring. Off this is the fully fitted kitchen with wall and floor units with tiled splashbacks, self closing drawers, feature stone wall, shelved cupboard, an LG wall mounted TV, stone slate floor and a Rayburn stove. Appliances include a Hoover washing machine and a Kenwood American style fridge / freezer with water dispenser. There is ample space for informal dining. A shower room has a corner shower cubicle, WC, washbasin with vanity unit and tiled floor. On the other side of the hallway is the dining room with a beamed ceiling, fireplace with mantel housing the original Superheat range cooker and engineered oak flooring. This leads through to the living room with a fireplace with wooden mantel and Much Wenlock multi fuel stove and a Phillips wall mounted TV. Beyond is the sitting room, again with a staircase to the first floor, a storage cupboard and an LG wall mounted TV. Off this is the sun room with tiled floor, further entrance door and a hatch with attic ladder to a useful part floored roof space. Accessed from both the sitting room, and with a separate entrance door, are stairs leading up to a large open plan room which has been finished to plasterboard and is ready for final decoration. There is drainage in situ and a further hatch with attic ladder to roof space.

From the sitting room stairs lead to a landing with two bedrooms, both with fitted wardrobes and cupboards, together with the family bathroom with WC, washbasin with vanity unit and a tiled floor. Further stairs with undereaves storage lead from the hallway to two further bedrooms, again both with fitted wardrobes.

The attached triple garage / workshop has automatic up and over doors, wall mounted LG TV, concrete floor, power and water. The garden, which is enclosed by traditional stone dykes, is mainly laid to lawn. There are paved seating areas adjacent to the house for enjoying the superb views, while a gravelled and stone path leads round to the garden at the back, which again is lawn. To the side of the house is a stone and brick lean to garden store.

Location

Wester Balintore Farm Cottage is situated to the north of Lintrathen Loch which is at the foot of Glen Isla. Balintore is located just to the southwest of Cat Law on the edge of the Angus hills. The area is close to the county boundary between Angus and Perthshire, so is perfectly placed to enjoy what both counties have to offer. It is a very picturesque and tranquil area yet is only some 8 miles from Kirriemuir and 9.5 miles from Alyth. The minor road that leads up to Balintore from Lintrathen continues on back to Kirriemuir, following the Quharity Burn, behind Kinclune and Ascreavie Hill.

The area is well known as the gateway to the Cairngorms National Park. The Angus Glens provide some of the finest hill walking in eastern Scotland and skiing is available at Glenshee. Trout fishing can be taken on Lintrathen Loch, which is a nature reserve, and the nearby Backwater Reservoir. Both have lovely walks and bird watching. Also close by is Reekie Linn, a spectacular waterfall on the River Isla, as well as Loch of Kinnordy Nature Reserve. There are a number of golf courses in the area, including Alyth, Kirriemuir, Forfar and the championship course at Rosemount near Blairgowrie.

Local shopping can be found at Alyth and Kirriemuir with more extensive shopping and business services in Forfar and Blairgowrie. Locally Peel Farm has a renowned coffee and farm shop. Close by is the new Isla Primary School, with secondary schooling at Webster’s High in Kirriemuir and in Blairgowrie. A bus which stops at the end of the farm road takes children to both Webster’s and Isla Primary.

Despite its rural location Wester Balintore Farm Cottage is not remote. There are mainline railway stations at Perth and Dundee and both cities are easily reached. Edinburgh and its airport are also accessible, as is Aberdeen, and there are flights from Dundee to London City.
