Description

An exciting opportunity to acquire well positioned land extending to approximately 13.60 acres, which offers a wealth of opportunities i.e. tourism (Glamping site), agriculture, equestrian, conservation etc, subject to the necessary planning consents. The southern block has the benefit of dual access either direct from the Council maintained highway (The Causeway) via the northern parcel of land or from the adjoining drove leading from Yardwall Road. Benefiting from metered mains water supply and level in topography.

The larger parcel of land is split into two useful sized enclosures. The first enclosure has been planted with winter wheat for the past two years (averaging 35 tonnes of grain and 1,000 small bales) and includes an area of hardstanding yard with timber frame and clad field shelter. This parcel has since been sown with a pasture ley. Permitted development was granted 15th January 2018 for an 18.29m X 12.19m agricultural building in place of the existing structure (further details available on request).

The southern enclosure of land comprises pastureland, a man-made pond and approximately half the area planted with circa 3000+ native British trees. National Grid have a 5 ½ year licence commencing 17th November 2020, to manage the plantation as part of their ‘Off Site Planting and Enhancement Scheme’. The ownership of the trees and use of the same will revert to the landowner at the end of the Licence period (further details available on request).
