RE/MAX Aberdeen City & Shire are delighted to offer for sale this superior granite 4 bedroomed family home. Located in a tranquil location to the west of Westhill. Formerly a farmhouse steading and mill, the property was thoughtfully converted by the current owners to a very high standard who retained many of the original features making this a truly unique property. Of particular note is the working waterwheel from when the property was originally a flour mill in the 1800’s. There are bowed walls in some of the downstairs rooms which were formerly again showing the property's history. If you are looking for that very special property that offers total privacy and tranquillity but only minutes from the city centre then early viewing of this substantial property is highly recommended.

Kilnhall was originally a steading building belonging to Leddach Farm. The current owners are the third generation of the family to own it. The bedrooms to the front of the property had initially been used as grain stores, these rooms from the original building have retained the traditional rounded internal corners. This feature has been retained during the conversion of the steading to a family home. During the 1970's; 80's & 90's soft fruit was grown in the surrounding fields and these two rooms were transformed into a shop gaining much notoriety in the local area - hence the name Strawberry Field Road.

The building had originally been a flour mill circa 1820’s and the water wheel was reinstated during the conversion. Kilnhall was completed and the owners moved in on November 2005 - Kilnhall Boutique Guesthouse began operating in July 2006 until 2019 when the owners retired.

Features of note, of which there are many, include solid oak finishes, a vaulted ceiling, cinema room, all bedrooms ensuite, quality fitted kitchen, double garage and a large well maintained garden. Full double glazing and underfloor oil fired central heating.
