Directions - Travelling along the A487 road out of Caernarfon in the direction of Bontnewydd, after crossing the roundabout near Tesco, take the first right hand turning signposted Llanfaglan and Saron. Travel along the road known as Pant Road for 1.7 miles and the property will be identified on your right hand side immediately after going over the bridge known as Pont Faen.

Particulars Of Sale -

Lot 1 – 28.37 Acres Or Thereabouts Of Land (Edged - This lot comprises of four conveniently sized enclosures and, according to The Land App mapping system, extends to 28.37 acres. The land benefits from mains water to each parcel and has been grazed and cropped for a number of years. Two out of the four enclosures abut a residential estate and we are of the view that those have potential for development in the future. The boundaries appeared to be stockproof on the day of our inspection and all of the fields are registered with Rural Payments Wales.

Lot 2 – Farm Buildings And 3.48 Acres Or Thereabou - According to The Land App mapping system this lot extends to 3.48 acres. It comprises of a partly grassed track, one enclosure, which abuts the Afon Gwyrfai River along its entire length, and well-maintained farm buildings. The farm buidings have been used for storage purposes for a number of years. The land, on the other hand, has been grazed with livestock for a number of years and benefits from access to mains water via a trough as well as natural water from Afon Gwyrfai River. We are of the view that the farm buildings have potential for development subject to gaining all necessary permissions.

General Stipulations -

Tenure - Freehold with vacant possession available on the completion date.

Development And Planning Overage - All of the land contained within Lot 1 and Lot 2 will be sold subject to a Development and Planning Overage of 40% over 40 years from the completion dates. In the event that planning permission will be granted in the next 40 years for any form of residential and/or commercial development on the land and/or farm buildings, the Vendor or her heirs will be entitled to a 40% proportion of the increase in market value.

Restrictive Covenant - Lot 1 and Lot 2 will be subject to a Restrictive Covenant in relation to the residential property known as Bont Faen, which is surrounded by both lots. Full details may be found in the Contracts and Conditions of Sale.

Right Of Way - The purchaser of Lot 1 will be granted a permanent right of way over a proportion of the track (hatched green on The Land App plan included with these Particulars of Sale) included in Lot 2 with an obligation to contribute towards its maintenance at all times.

Basic Payment Scheme - The purchasers will be able to claim Basic Payment Scheme Entitlements (subject to meeting all of the Scheme’s rules) on the eligible land areas from the 2022 scheme year onwards. For the avoidance of doubt, no Basic Payment Scheme Entitlements are included with the lots.

Method Of Sale - The two lots will be offered for sale by Public Auction at the property (outside) on Wednesday 15th September 2021 at 6pm. Those attending will be allowed to park their vehicles in one of the fields forming part of Lot 1.

With Covid-19 in mind, all attendees will be required to comply with the Government’s guidance at the date of the sale.

Proof Of Identity - In order to conform with Money Laundering Regulations, we would ask all prospective buyers to provide two forms of identity at the sale, one as proof of address and one photographic. Please bring a passport or UK driving licence together with a recent utility bill, bank statement or local authority bill to the sale. CASH WILL NOT BE ACCEPTED FOR PAYMENT OF THE DEPOSIT (10%) WHICH MAY ONLY BE PAID BY A BANKERS’ DRAFT, BUILDING SOCIETY CHEQUE, COMPANY CHEQUE OR PERSONAL CHEQUE.

Contract Of Sale - The Contracts and Conditions of Sale will be available for inspection at our Menai Bridge office and Ellis Davies & Co’s office for the ten working days prior to the Public Auction. They will also be available at the Public Auction, but they will not be read out at that time. Any queries or questions regarding the contents of the Contracts and other documentation must be raised with the Vendor’s Solicitors prior to the sale day and, in any event, no later than 2:00pm on the day of the sale. No questions will be permitted during the course of the Public Auction.

Viewing - The two lots may be inspected at the prospective purchasers’ convenience. However, if access into the farm buildings forming part of Lot 2 is required then prospective purchasers will be able to collect the keys from our Menai Bridge office but they must be returned within four hours of collection.
