Description

Springleys Farm extends to approximately 97 acres of Class 3(1) and Class 3 (2) arable and ploughable pasture land with a useful range of modern and traditional farm buildings along with a detached farmhouse.

It offers opportunities for a variety of purchasers: farming buyers looking to expand their holdings; new-entrants; or lifestyle purchasers aspiring to rural living with the opportunity utilise the manageable land holding and useful range of buildings offered at Springleys.

LOT 1: SPRINGLEYS FARMHOUSE AND BUILDINGS
Accessed directly from a public road and set centrally within the holding, Lot 1 extends to approximately 1.11 acres (0.45 ha) including the farmhouse, gardens, buildings, hard standing and surrounding ancillary land.

Springleys Farmhouse is a traditional 1.5 storey stone and slate dwelling, offering private and spacious living along with generous front and rear gardens.

Downstairs, there is a living room and dining room off the main hallway, alongside a kitchen, family bathroom and utility room. Upstairs are two good sized bedrooms and a box room. The rooms offer options for creating an additional bedroom or a home office. The property would benefit from some modernisation and redecoration.

The farmhouse is double glazed, with oil fired central heating, mains electricity, a private water supply and drainage to a septic tank.

The buildings at Springleys Farm offer a useful range of modern stores and a traditional steading.

There is a degree of storm damage to the rear of the steading but generally the buildings offer a range of uses to the property, either in their existing form as agricultural buildings or put to alternative uses (subject to planning).
The approximate dimensions and construction are as follows:

1. Steading: Stone & slate U-shaped steading with concrete floor
a. 5.11m x 16.67m
b. 5.11m x 4.25m
c. 4.37m x 20.46m
d. 5.48m x 16.40m

2. Infill Cattle Court (13.21m x 20.46m): Concrete block with timber space boarding, timber trusses, corrugated roof and concrete floor.

3. Lean-to (5.29m x 16.12m): Timber framed with corrugated sides and roof. Earth floor.

4. Dutch Barn (18.0m x 10.0m): Timber framed, corrugated roofing, open sides and earth floor.

5. General Store (7.96m x 13.87m): Steel portal framed, timber trusses, corrugated roofing and concrete floor.

LOT 2: SPRINGLEYS FARMLAND
The land at Springleys extends to approximately 96.86 acres (39.20 hectares) of primarily arable and ploughable pasture land. The remaining area comprises the internal tracks, the dwelling and buildings.

In total, Lot 2 extends to 97.28 acres (39.37 ha).

The land is classified by the James Hutton Institute for Soil Research as Class 3(1) and Class 3(2). The soils are podzols of the Foudland Association. The land lies between 138m and 185m above sea level.

The fields are a good size for the efficient working of machinery and are capable of growing a range of crops. The fields are either fenced or bounded by hedging and these are generally in good condition.

Water troughs are present in a number of fields. The land is accessed either internally from the farm steading or via the public road which bisects the holding.
