HILL FARM Believed to date back to the 17th century, this stunning Georgian house is delightfully positioned on the outskirts of the popular and well-served village of Elmswell. Approached by a shingled driveway, the former farmhouse sits within a plot of approximately 1.25 acres (STS) and boasts excellent ground floor accommodation with five bedrooms to the first floor. The beautifully landscaped gardens are fully enclosed and features a heated swimming pool, summer house and sun lounge area to soak up the warmer days. Taking a short drive to Elmswell, you will have access to a shop, the village Inn, primary school, post office and train station.

SELLERS INSIGHT We were initially drawn to the well sized accommodation with lots of potential, the rural location, yet still being conveniently located to the local amenities and access to the A14. Our favourite room has got to be the Conservatory which has solar glass keeping it warm in the winter and cool in the summer. A unique feature to our home is a very deep brick-lined well just outside the back door which has the pump handle still attached. We will miss most the peace and quiet, outside pool, lovely neighbours and the fantastic memories this home has brought to our family.

STEP INSIDE A warm and inviting home that provides bundles of character. Entering the front hallway the most standout feature is the original natural stone flooring. The double aspect sitting room has windows to the front and side and a multi-fuel stove installed within the inglenook fireplace. Directly opposite, the lounge lends itself as a home entertainment space, including another inglenook and shelving flanking either side. The kitchen includes an oil-fired Rayburn range and plentiful storage throughout. Opening to the family area, an inglenook houses an electric faux log burner, exposed wood flooring and leads to the study area. The rear portion of the property comprises of a utility room, cloakroom and a separate dining room with a conservatory looking into the beautifully landscaped rear garden and pool area.

To the first floor the principal bedroom benefits from the dual aspect windows and features a cast iron fireplace. A doorway leads to the en-suite with pedestal hand wash basin, wc and shower cubicle housing a power shower. Stepping over the opposite side of the landing is the second bedroom which features a cast iron fireplace. Entering to the rear of the landing a window provides pleasant views of the rear garden and fields further back. Doors lead to the three additional bedrooms and the family bathroom which has a bath, wc, pedestal hand wash basin and separate shower cubicle. A staircase leads to the attic room which makes for an excellent storage area as well as historically being used as a bedroom, with heating, lighting, exposed wood flooring, Velux windows. The current owners have had plans drawn up from a structural engineer for the removal of the cross beams enabling for a more open space.

STEP OUTSIDE The five bar timber gate opens to the entryway of the property which is lawned and shingled, leading round to the side where there is parking for a number of vehicles and a double garage with a workshop to the rear. Mature trees and bushes surrounding the front to provide privacy. Opening the iron gate takes you to the patio area which is bordered by flower beds. You will also find the heated outdoor swimming pool and summer house. Further back is the rest of the landscaped garden which makes for a tranquil setting overlooking the fields surrounding.

LOCATION The house is just a short drive from the excellent range of local facilities in this well served and popular village, including a train station, primary school, shop, post office, public house and church. Elmswell also provides excellent access to the A14 dual carriageway, linking the east coast ports, Bury St Edmunds, Cambridge and London via the M11 Motorway. The nearby market town of Stowmarket provides a main line rail link to London's Liverpool Street Station.
