Moat Farmhouse enjoys a delightful setting about half a mile west of the Hertfordshire village of Much Hadham, set at the end of a minor country lane with a bridlepath beside the house and farmland beyond. This fine house dates back to the 16th century and is Grade II Listed, considered to be of architectural and historical merit reference: NGR TL . The Listing states that the building probably dates from the 16th century or earlier and is red brick with a tiled roof on a T plan and entirely surrounded by a moat. There is a two storey east west range and a two and a half storied west cross wing, a later addition from the 17th century.

There are two brick and weather boarded outbuildings, one has been linked to the main house via a glazed corridor.

The accommodation includes an entrance hall which leads to an impressive drawing room with a tall ceiling and a door to a small study. In the centre of the house there is a kitchen/breakfast room with a good range of integrated appliances, an island unit, walk-in pantry and four oven Aga. In addition, there is a rear lobby, utility room with a good range of storage cupboards and a cloakroom. From the kitchen a glazed link leads to the former bakery, where there is a fine bread oven and a modern wood burning stove, vaulted ceiling and two sets of bifold doors to the garden. From the kitchen/breakfast room a door leads down to a substantial cellar with good ceiling heights and a brick floor, light and power and on two walls, brick wine storage shelves.

On the first floor, the master bedroom has a dressing room, en suite bathroom and a cloakroom. There are three bedrooms on this floor, a laundry room, shower room and an en suite shower room. On the second floor, there are two further bedrooms which share a shower room and a useful box/store room.

The building is fully moated with an attractive bridge framed in oak which leads across the moat to a gravelled parking and turning area. The first building beside the house (the former granary) provides garaging and a boot room with a gymnasium above. Behind this building and adjoining the sitting room, there is a garden store.

The south facing grounds are well-established and back onto open farmland. There is a beautiful garden immediately around the house.

This formal garden includes an extensive terrace and shrubs and an ancient mulberry tree . A bridge crosses the moat to a semi-circular shrub border and a seating area. Beyond, there are lawns and a small orchard. A gated access leads across the bridlepath and a track leads to two paddocks, a vegetable garden and a barn with three high quality stables built in brick with an open frame and weather boarded elevations under a tiled roof. This recently constructed building is around 80ft wide by 25ft deep maximum and has brick footings, an oak frame, weather boarded elevations, two fine pairs of hardwood doors and two separate side door s. The barn contains three loose boxes. Outside, there is an extensive paved courtyard with general and security lighting and outside water. There are two cesspits, a water supply, WC and electric light and power.

Approaching the house and to the north, is about one third of an acre which is laid to grass with a number of trees. This area is in the ownership of the house and is shown on the plan. There is a footpath which runs to the east.

Kettle Green is about three quarters of a mile to the west of Much Hadham. The hamlet lies in an elevated position amongst open farmland with a small number of mainly period houses. Much Hadham is a very popular and well known East Hertfordshire village with local store, health centre, garage, fire station, recreation ground, public houses and primary school. The area is convenient for the commuter, as it is situated almost equidistant between the A10 and M11. The towns of Bishop’s Stortford and Ware lie approximately 6 miles and 8 miles distant respectively, and provide a more comprehensive range of facilities, and both have mainline stations to London Liverpool Street. There are two golf courses within 2 miles of the village.
