Exceptional and substantial new build house with woodland setting on top of hill

Description

Pezulu means ‘on top’ in Zulu, and the house has many African influences. It is a superbly well designed property built of steel and glass with balconies along its frontage.

The house has been built by a highly experienced builder as his own home and was granted a completion certificate in 2021. He has incorporated many exciting and innovative features into the property and has created extraordinary, open plan living spaces.

The house extends to about 8,628 ft2. The scale of the house is not apparent until you go into the main hall and see the glass fronted drawing room below. The kitchen / living / dining room on the upper floor is very spacious and has a balcony to the north making the most of the views and a courtyard to the south.

The luxurious layout includes a principal bedroom suite on the upper floor and three further bedroom suites on the middle floor. The principal bedroom suite has a wraparound balcony on three sides.

The main drawing room on the middle floor is architecturally magnificent with the galleried hall above and an L shaped angled glass front. There is a cosy library off the drawing room and a cinema room or second reception room beyond.

The lower floor comprises a three car integral garage and workshop with plant rooms behind. There is also a substantial, glass fronted room which could be used as a gym adjoining a studio flat with its own external door.

There are large balconies outside the kitchen / living / dining room and principal bedroom. The outside Al fresco summer kitchen/pizza courtyard and entrance terrace are also spacious.

Specification

The house is in principle a steel frame structure with SIP panels. The outer skin is block and STO render. There is Siberian larch timber cladding with Osmo natural oil treatment. The gull wing roof is metal, built with a standing seam.

There are full height specialist Schuco sliding glass doors and windows with Carey glass from Ireland and electric blinds. All the internal doors to the common areas are one hour fire rated oak doors.

The floors in the house are all concrete liquid poured. The upper level boasts high quality ceramic tiles while the mid floor has wide board Austrian engineered oak flooring. There are Johnston tiles and Spanish slate. The external decks are all imported composite material for easy cleaning and maintenance.

The house has complete Rehau underfloor heating in every room including the garages from a twin system of a Daikin air source heat pump combined with Sunamp heat batteries. The house has a full house twin system MVHR ventilation system. There is also a separate electric water heater in addition to the Rehau hot water system. There is an RHI payment of £300/3 months.

The bathroom fittings are Hansgrohe with two Victoria & Albert branded baths. The cloakroom has a Hansgrohe crystal tap. The external LED lighting creates a mirror effect when looking at the house from outside in darkness.

The kitchen has Gaggenau appliances and Corian worktops and splashbacks. The appliances include two dishwashers, a combi microwave grill oven, a steam oven, a large multi-function oven, warming drawer, two wine fridges, a five pan induction hob and separate induction hob for wok, stone grill and a 1½ sink.

The utility room has a Gaggenau washing machine and separate dryer.

All lighting is LED throughout the house. The house has CAT 6 cabling available (but not connected) along with CCTV wired back to a patch distribution centre. The property has a hard wired fire security system and CO2 detectors.

The WiFi is via a 4G router with extenders.

The front gate is custom made from steel and Siberian larch. There is electricity to the gate so that the new owner can install their own security system of choice.

The garages and workshop on the lower floor are wired and plumbed so that they can easily be converted into additional bedroom suites. There are cupboards which can be removed to create a lift shaft from the garage on the lower floor up to the kitchen on the upper floor.

Grounds

The grounds of Pezulu extend to 2.5 acres and are wooded which conceals the scale of the house from outside and gives it privacy. The property has dual driveway entrances.

The house is approached over a gravel and a stone terrace with screens decorated by African metalwork. There is a courtyard outside the kitchen / living room with a granite built, wood fired pizza oven and uniquely designed single legged table for outside dining.

There is a road to the lower garages through the trees.

There is an insulated, timber clad building below the house which has planning consent as a three bay garage. Planning permission to allow it to be used as a guest or staff cottage ca

Location

Pezulu has a stunning hilltop setting with far reaching views over the Tay Valley to the Highlands beyond.

Pezulu is one of about 15 properties at Newfargie in the policies of former Trevelyan Castle. The Castle no longer exists and the properties are now in separate ownership, all with their own large private gardens. The landowner maintains the access road with the costs shared by the house owners.

Newfargie is a rural but not isolated location, with the village of Glenfarg being 4 miles away and Perth 10 miles. Newfargie is well placed for the numerous schools in the locality, including Dollar Academy, Strathallan, Kilgraston, Craigclowan, Glenalmond and Perth Academy.

The location is highly accessible. Junction 5 of the M90 is 5 miles and Junction 8 is 7 miles giving fast access to Perth, Stirling, Dundee and Edinburgh. Edinburgh Airport is 34 miles.

Square Footage: 8,628 sq ft

Acreage: 2.5 Acres

From Edinburgh exit the motorway at Junction 8. Take the A91 to Gateside and turn left onto the A912. Follow this road for about 3 miles. The turning to Newfargie is on the left hand side: an unmarked private road.
