*****An offer is now under consideration for this property*****

DESCRIPTION
Culfad is set within 15.22 acres of land and offers the opportunity for full renovation or development
to form a desirable rural smallholding in attractive setting. With the relevant planning consents
the now uninhabitable farmhouse and steading could be developed to form extensive living
accommodation.
As the main farmhouse is uninhabitable there is no requirement for a home report and as such one
has not been prepared.
The land is currently grazed on a seasonal grazing licence. There are no leases presently on the
land, and it is available to purchase with vacant possession.
There are currently plans to progress an afforestation project around the property. Draft plans will
be available on request and the new purchaser will be offered the opportunity to comment on the
consultation for the project.
The property is sold with a prevention on the purchaser objecting to any planting proposals on the
adjoining and neighbouring land.
Due to the dilapidated condition of the farmhouse and steading viewings are strictly by
appointment only.
Access to the old steading buildings and farmhouse are prohibited. Viewing times will only be
permitted during daylight hours.
