The site consists of a brick-built building and a steel portal shed both with steel profile roof sheeting.

The site extends to 2.65 acres and is accessed by a gravelled entrance and parking/turning area.

There is approximately 2 acres of land once occupied by settling lagoons, but now reinstated with the embankments levelled and the whole area grassed over.

The site is enclosed with a 2m high security fence and is bounded on the west side by a public road and overlooks farmland

Notes
Water Mains - the Seller will retain a Servitude Right over a 20metre wide strip (Protection Zone) to operate and maintain an existing 24” water main as shown as the blue hatched area on the plan.

Terms
will include the sellers right to dig below the surface of the ground and the right to lay marker posts, but also the prohibition of building or planting over the servitude area (but with an acknowledgement of
the existing building) and the prohibition of owering the ground level of the servitude area.

The Seller will require a full method statement for any working within the Protection Zone to ensure the protection of the water main, including work on or demolition of the building. The Seller will also require proof from the buyer of indemnity for causing damage to the pipe in breach of these burdens.

Fencing – the purchaser will be responsible for maintaining the boundary fence around the site in a stock proof condition.

Former sludge beds – these have been levelled and any contaminated material has been removed to the satisfaction of SEPA.

Due Diligence - Scottish Water will undertake due diligence on all bidders with regard to their proposed future use of the land. Therefore, bidders should put forward their development proposals along with their offer. The successful bid will be decided on the basis of their proposal as well as the price (not necessarily the highest price) and Scottish Water will only proceed with a sale if the proposal is acceptable to the relevant Scottish Water stakeholders.

Asbestos – An Asbestos Report is available on request, however it is understood that the aged electrical switchgear is presumed to contain asbestos.

The site is sold as seen and the purchaser will be responsible for the disposal of all fixtures
The environmental report disclosed some ground contamination which may limit future use or otherwise require remedial works. Due diligence on the nature and extent of such residual contamination will be available to interested parties who will have an opportunity to satisfy themselves on such matters; for the avoidance of doubt the purchaser shall be responsible for obtaining and the cost of any additional reports and/or carrying out any investigations to satisfy themselves on the ground conditions of the Property. The purchaser will be expected to accept the condition of the site and enter into an agreement on liabilities accepting responsibility for any residual contamination.
