Purchasers should make their own enquiries to the Local Authority regarding access from the adopted highway. The woodland comprises a mix of species including sycamore, oak and silver birch and part is designated ancient woodland.

Lot 3 is sold subject to a right to fish from the bank of the River Wear.

The vendor is not aware of any public rights of way over the land.

TENURE

The land is freehold with vacant possession available on completion. The sale plan attached to the brochure reflects the land owned and included in the registered title. The course the River Wear has deviated and there is now a small area of additional land outside the registered title.

SPORTING AND MINERAL RIGHTS

The sporting and mineral rights are included in the sale in so far as they are owned. The fishing rights on the River Wear are owned by a third party.

OVERAGE
