Situation - The two fields are situated to the south of the A394 between Penryn and Helston.

Buyers & Administrative Fee Traditional Auction - The successful purchaser(s) will be liable to pay the sum of £5,000 including VAT. From this a buyers fee of £2,400 including VAT is retained by Stags/Bamboo Auctions as a contribution to the online platform costs, and £2,600 including VAT is payable towards the 10% deposit. The balance of any deposit monies must be paid via the buyers solicitor to the sellers solicitor within 24 hours.

An additional administration fee, separately invoiced by Stags, of £500 plus VAT will be payable by the successful purchaser immediately after the onine auction.

Directions - Proceed towards Helston on the A394 driving through the villages of Longdowns and Rame and proceed onto Edgcumbe. Ignore the turning to the left towards Gweek and on driving downhill on the three lanes, slow down and bear left into the layby. We suggest parking in the layby, walking uphill to the entrance into Lower Retanna Farm, walking along the stone lane for about 50 yards and the gate is on the right-hand side.

Services - It is understood that there is a South West Water Plc distribution main which crosses under the land. There are rights to bring in mains electricity from Lower Retanna Farmstead about 150 yards to the south.
