Retained Land
A Farm Business Tenancy may be available for the potential Purchaser/s to farm the Vendor’s retained land surrounding Lodge Farm.

Boundaries
The Vendor is retaining land around Lodge Farm steading, highlighted by grey hash. These areas are not physically fenced at present, but will be marked out after harvest. The Vendor will be responsible for constructing the new boundary fence lines along the boundaries in fields 5,6,11 and 12.

The Vendor reserves access to the land in the future, to be able to complete the new boundary fencing.

The Purchaser/s of the land will be responsible for the maintenance of the field boundaries.

Holdover
The Vendor reserves the right of holdover to harvest any crops not harvested by the sale completion date.

Ingoing Valuation
Depending on the completion date there may be growing crops on the land.

The aim is for the purchaser to take on the land post-harvest.

If growing crops are in the ground at completion the purchaser will be required to pay for any growing crops, including cultivations, seeds, fertilisers, sprays, lime, new leys or acts of husbandry at cost or market value, whichever is the higher.
