Full description
Looking at Ty Hir it would be easy to imagine that this grand property has been standing above the Towy valley for hundreds of years. However, it was completed just thirteen years ago to exacting standards, creating a truly impressive re-imagining of a bygone era of luxury and class. This grandeur is not just skin deep however, with some of the most impressive features of this six bedroom home being its breath-taking level of fit and finish. No expense was spared in creating a property that is as impressive as its commanding position in this tranquil landscape.

The estate is situated on the side of one of the most picturesque river valleys in Wales, with the beautiful river Towy winding below. This rural idyll masks the fact the property is only ten minutes' drive to the county town of Carmarthen and around half an hour to the city of Swansea.

You enter Ty Hir via a portico topped grand entrance into the stunning double height reception hall. The impressive staircase, galleried upper level, and the attention to detail in the coving and architraves, truly reflect the care and thought that went into this exquisite property. Off this central hallway you find the grand sitting room, a secondary reception room/dining space, and the large ground floor study. As the hallway turns to the rear of the house you have access to the cloakroom, utility, and finally the superb kitchen/breakfast room. A fitting heart to this remarkable property, the kitchen has been finished with handmade cabinetry and black granite worktops. Matching the quality of the cabinets are the top-of-the-range fitted appliances including a double fridge freezer, dishwasher, and the wonderful Lacanche Cote d'Or professional double range oven. Beyond the kitchen there is ample space for a large dining table with a limestone fireplace and wood burning stove.

On the first floor of the residence are five double bedrooms, including the opulent master suite. All bar one of the bedrooms enjoys a double aspect looking over the grounds that surround the house, making each feel bright and airy. The master bedroom has window to three sides of the property, along with an almost peerless ensuite with a walk-in wardrobe off it. The accommodation on this level is completed by a bathroom and separate shower room at each end of the house.

A hidden staircase leads to the second floor where you find an impressive guest bedroom with statement bathroom opening off it through an open archway. Opposite this bedroom is another good-sized space which is currently set up as a games/pool room.

Complementing this stunning country home is the approximately sixty four acres of grounds that it stands in. Comprised of lush pasture and woodland, the land surrounds the property and adds to the tranquillity of its rural setting. The main house also stands in the centre of five acres of lawned gardens with several flower beds and a large lake. The gardens currently require little maintenance but could be the perfect canvas for a gardener to create a botanical paradise.

In addition to the land that surrounds the main property there is a double garage, stone barn for garden machinery, and a self-contained two bedroom guest barn. The guest barn has been finished to a similarly high standard as the main house and offers two double bedrooms, two bathrooms, and a luxurious double height living space and separate kitchen diner. Be it for extended family, guests, or as a rental unit, this guest barn is a beautiful addition to the main residence.

Offering the opulence and grandeur normally reserved for antiquated country estates, but with all the comforts and conveniences of a state-of-the-art new build, Ty Hir is a fascinating proposition. Combining traditional expert craftmanship with underfloor heating and handmade double glazed windows, any buyer will truly have the best of these two worlds. When combined with its stunning position, outbuildings, and extensive grounds, Ty Hir is a truly remarkable country estate.

Main House
The stunning main property needs to be viewed to be fully appreciated. The modern touches like the underfloor heating that runs throughout the property create a warm and high specification home. These modern features are combined with traditional craftsmanship like the handmade double glazed sash windows, expertly crafted coving, architraves, and millwork, along with a stunning level of tiling throughout. Ty Hir is one of the most exquisitely finished properties we have had the pleasure of visiting.

Entrance Hall
While the approach to the portico covered entrance of Ty Hir is truly inspiring, the entrance hall when you arrive in the building is just as impressive. This grand space rises to the second floor of the building with the galleried landing beautifully framed with decorative plaster coving and a stunning central chandelier. The wooden staircase rises to the galleried upper level with the porcelain tile flooring leading you into two reception rooms and the side hallway.

Sitting Room
Occupying the whole western side of the ground floor, this stunning space has windows to three sides, with French windows leading to the rear terrace. The perfect space to entertain any size of gathering, the room is finished with beautiful coving and ceiling moulding and two chandeliers. As well as the lovely views of the gardens there is another focal point in the marble fireplace with slate hearth which houses a gas fireplace.

Drawing Room / Formal Dining Room
The second reception room off the entrance hallway provides a wonderfully flexible space. With double doors from the hallway and to the side leading into the kitchen, this room would be perfect as a formal dining space. Alternatively, and how it is currently utilised, it serves as a more intimate seating area that perfectly complements the grand sitting room. A pair of French windows lead out to the rear patio with a decorative limestone fireplace providing a lovely centrepiece.

Side Hall
The main entrance hall leads round into a side hallway which gives access to the study, cloakroom, utility, and kitchen. This space also has a door to the side of the property which leads to the main parking area. The porcelain tiles that were found in the entrance hall continue through this space and run into the kitchen at the rear of the property.

Study
A fantastic space to work whilst keeping an eye out for any visitors or guests to the estate, the study has two windows to the front and one to the side. Engineered oak floorboards provide a lovely warm finish to the space with handmade built-in cupboards to the walls.

Cloakroom
Next to the study is the ground floor cloakroom. With a window to the side, hand basin and lavatory, this room is well-placed for any visitors to the property. Even this modest room is finished to an exceptional standard with a bespoke vanity unit with granite worktop and large mirror above providing a stunning finish to the space.

Utility
The practical utility room is positioned next to the side door. A full range of fitted wall and base units provide excellent storage with integrated washing machine and dryer along with a stainless steel sink set in the granite worktop. This room also houses the geothermal heat pump.

Kitchen / Breakfast Room
One of the true showpieces to this remarkable property is the kitchen/breakfast room at the rear of the house. With windows to the side and rear, and a set of French Windows opening onto the rear patio, this space is bright and flooded with natural light. In a house of remarkable craftsmanship, the cabinetry in the kitchen is perhaps the most impressive. Beautifully finished with black granite worktops, the wall and base units are remarkable and provide a stunning work area. Complementing this high-end craftmanship are the equally impressive built-in appliances with a large double door fridge/freezer, dishwasher, microwave, and the professional Lacanche Cote d'Or l double range oven and gas hob. There are two sinks in the granite worktop with a waste disposal unit in the larger of the two. At the end of the room is a space large enough for a good-sized dining table with a limestone fireplace and Charnwood wood burner providing another feature to this amazing family room.

First Floor Landing
The staircase from the ground floor leads you up to the galleried landing which looks down into the entrance hall. When you reach the top of the stairs, turning right leads to three double bedrooms and a shower room. Turning to your left takes you to another double bedroom, family bathroom, the hidden staircase to the second floor, and the impressive master bedroom.

Bedroom One
The stunning master suite is located at the rear of the building with windows to three sides overlooking the gardens and the land surrounding the property. Almost directly south facing, this room is flooded with light throughout the day.

En Suite Shower Room
Off the master bedroom is a simply breath-taking ensuite bathroom. It has handmade and crafted cabinetry around twin hand basins and a statement bath that are expertly finished with granite tops, mirrors, and expertly placed coving. A lavatory and bidet complete the amenities with a window to the side bringing in natural light. A doorway leads through into the dressing room.

Dressing Room
A perfect storage space with built-in shelving and hanging racks.

Bedroom Two
The second bedroom is positioned at the far end of the property from the master suite and looks out from two aspects over the south and west sides of the home. With a full wall of built-in wardrobes, this bedroom offers ample storage for any guests and has the spacious shower room directly next door.

Shower Room
Tastefully finished with light travertine tiled walls and floor, this bathroom offers a large walk-in shower, two hand basins, lavatory, and two windows looking out over the gardens to the side of the property.

Bedroom Three
On the opposite side of the shower room is another very generous guest bedroom, again with windows to two sides along with two built-in wardrobes. This bedroom looks out to the front and side of the house and has a lovely view over Ty Hir's grounds and down the Towy Valley.

Bedroom Four
To the north eastern corner of the property is another spacious double bedroom which is positioned next to the family bathroom on this level. Again, this bedroom benefits from windows to two sides along with built-in wardrobes.

Bedroom Five
This large bedroom is currently set up as a home gym. It is the only bedroom on this level to only have windows to one aspect, but the space enjoys two south facing windows to the rear of the building which flood the room with natural light.

Bathroom
Next to bedroom four, this bathroom is finished with the same white cabinetry, black granite, and superb tiling as the master ensuite. This exceptional cabinetry and finishing are a remarkable running theme that ties the building's rooms together and creates a stunning finish.

Second Floor Landing / Seating Area
A hidden staircase from the first floor landing leads up to the second floor of the property. A perfect suite of two rooms, the top floor of the property would be perfect for extended family or older children. The staircase from the first floor leads into a bright space which could be used as a seating/study area with doors to the two rooms on this level.

Bedroom Six
A beautiful guest suite, this bedroom is packed with character with its sloping ceilings making a noted departure from the grand proportions of the bedrooms below. An excellent-sized double, this bedroom has a large storage cupboard, window to the side, and a large Velux rooflight.

To one side the bedroom has an open bathroom suite consisting of a lavatory and vanity unit, and a beautiful freestanding double ended bath.

Games Room
Opposite bedroom six is another large room which is currently laid out as a games room. This space could easily provide a seventh bedroom or seating area if required but is a fantastic private entertaining space for the property.

Guest Barn

Main Living Space
You are able to access the guest house through external doors into its kitchen, living space or through the formal front door which leads into an entrance hallway. This hallway has doors to the ground floor shower room and bedroom and then opens into the main living space. With a double height ceiling, this main living space makes a fantastic centre point for the guest house with all of the rooms radiating off it. The front wall includes a huge glazed wall of windows and doors which frames a lovely view of Ty Hir and the gardens that surround it. This space has a staircase up to the first floor bedroom and a short flight of stairs to the kitchen/diner to the side.

Kitchen / Diner
The fully equipped kitchen is an unexpected surprise in this guest house. It has a range of wall and base units with a granite worktop along with a range of fitted appliances. An integrated fridge/freezer, dishwasher, double oven and hob make this kitchen ideal for any guests or long term residents of the estate. The room also offers enough space for a good-sized dining table at the centre of the space, again making it a great social space for any occupants of the guest house.

Shower Room
Serving the ground floor of the property is a well-appointed shower room. Echoing the quality of finish found throughout the estate, this room offers a sink and lavatory set in a vanity unit with a shower cubicle with extractor fan above.

Ground Floor Bedroom
Next to the shower room is the first of the two double bedrooms in the property. With a window to the side and a huge range of built-in wardrobes, this room also has a large built-in storage cupboard.

First Floor Bedroom
Accessed via a staircase from the main living space, the main bedroom in the guest house offers a luxurious master suite to any resident. The room enjoys a walk-in wardrobe which is lit by spot lighting and a Velux rooflight. This master bedroom is even more impressive considering that it is located in the annex to the main property and one of potentially eight double bedrooms found throughout the estate.

Ensuite Shower Room
Off the master bedroom, this well-equipped ensuite offers a vanity unit with lavatory and hand basin, shower, and towel rail.

External
Ty Hir sits roughly at the centre of the sixty four acres of land that is included with the sale. This is made up of a mixture of pasture and woodland that stretches down to the small stream you cross as you approach the estate. Currently, the majority of the fields are let out for grazing but could also provide an excellent source of haylage for any owner who did not want to utilise the land themselves. The woodland is a perfect conservation area for local wildlife and would be a beautiful tranquil space to explore.

Surrounding the main properties are around five acres of well-maintained lawns. A perfect and manageable space that perfectly frames the main house, this could also be the perfect canvas for any owner to create formal gardens, wildflower meadows, or productive kitchen gardens. Much effort has been taken to ensure that these gardens are well drained, with a large pond created to the side of the house.

Ty Hir could be the perfect base for an owner with an equestrian interest as the large amount of good level grazing along with space around the main property would make it ideal.

In addition to the main house and guest barn there is a detached double garage with remote electric doors along with a block built machine shed/workshop, both with power connected to them.

Stay on this country lane as it passes through the small hamlet of houses and heads into the countryside for approximately two miles until you reach left hand turn with a blue 'Unsuitable for wide vehicles' sign. Take this road, cross the narrow bridge, and head uphill until you see Ty Hir in front of you behind wrought iron gates. The gates open outwards, please wait back from them if they are closed.

If you are approaching Llanarthney from the west via Carmarthen, follow the A40 east until you reach the roundabout where it joins the A48. Ignore the left hand turn and stay on Heol Llangynnwr passing the Dyfed Powys Police headquarters on your left hand side before taking the next left onto a country lane. Follow this lane for just under three miles before you reach a right hand turn with a blue 'Unsuitable for wide vehicles' sign. Take this road, cross the narrow bridge, and head up hill until you see Ty Hir in front of you behind wrought iron gates. The gates open outwards, please wait back from them if they are closed.
