For buyers searching for the perfect country lifestyle alternative that offers an established profitable holiday letting business then 'Edistone Farm' would be an essential choice to consider. Believed to be a working farm right up to the 1980's with reminances of its previous life still evident, Edistone Farm is your quintessential, traditional stone and cob rendered home that oozes character and charm and has that cosy cottage feel throughout, defined by its extra thick solid walls, timber framed beams and dominating inglenook fireplaces.

Constructed as a traditional Devon Longhouse, the farm has been sympathetically extended over the years with subsequent improvements and extensions to its side and rear elevations now creating a large family sized main residence expanding some 2500SQFT. Beautifully presented throughout, most of the house has been redecorated within the past few years and is an excellent 'move in' condition.

Also on the 0.8 acre plot are two established holiday lets, originally “The Old Shippen” and “The Granary” providing 4* luxury accommodation for visiting tourists and guests, two external barns and a disused agricultural barn. It is worth noting that our vendor clients have obtained planning permission to convert the disused agricultural building into a two bedroom detached house with separate driveway and garden with plans available both online and upon request. Details of income generated will be available on request.

Entering past the covered storm portico, a painted solid wooden door provides access into the main body of the farm. Featuring flagged stone floors, a downstairs shower room, study/ bedroom five and a pantry sit at its left hand side with an under-stairs cloak cupboard and a low door with a sign saying the words 'duck' lying straight ahead.

To the right is the main living room. A wonderful space overwhelmingly focused on the hugely impressive inglenook fireplace with Woodburner and bread oven. Bathed in natural light thanks to the broad front facing window, a set of stairs lead to the upper floor accommodation and further doors lead to the kitchen and equally impressive sitting room with additional staircase.

The breakfast kitchen is one of the standout rooms of this property, stretching 26ft across the rear of the farm. Vaulted in places, the space includes a focal Aga for cooking, Velux skylight and breakfast eating area. Also on the ground floor is a rear lobby and functional utility room.

Venturing up the main staircase onto a bright and airy landing, three of the four bedrooms are situated in this section of the house. All three are doubles with bedroom two enjoying a sizeable wardrobe with all three being served by a family bathroom.

The alternative staircase, ascending from the sitting room, leads to a beautifully presented stand- alone master suite complete with en-suite shower room and fitted sliding wardrobes.

Outside and the main farm sits back from the front of the plot with track and fenced segmentation from the road. A 27ft linney provides sheltered parking for either farm residents or for guests using “The Granary” holiday accommodation based at the rear along with access to a covered garden store and boiler cupboard located immediately behind.

A stone inner boundary wall surrounds the main house to the front which protects a pretty front lawned and walled garden, well stocked with various plants and herbacious borders. A five bar gate then leads to the main courtyard towards the rear along with a raised sunny decking area, which makes the most of the afternoon sun. To the left are agricultural barns, measuring 44” x 22” and 30” x 23” respectively currently used for storage and also containing small animal enclosures. The former milking parlour with the aforementioned planning permission is also located here and is currently used as a two storey workshop.

Continuing on and an alternative entrance leads to a further segmented lawn and access to the holiday accommodation. “The Old Shippen” is a two bedroom stone barn with plenty of outside space including a covered wooden alfresco seating area and firepit and “The Granary” has its own private demarcated gravelled garden.
From the Torridge Bridge take the A39 towards Bideford, continue along the A39 for approximately 10 miles and you will reach Clovelly Cross roundabout. Continue straight on at this roundabout continuing on the A39 for approximately 4 miles passing two turnings for Hartland. You will descend a big hill and as you climb back up the hill, you will see a turn on your right just on the bend signposted to Elmscott 4 miles and Docton Mill. Turn here and you will go over a cattle grid onto moorland. Continue straight ahead across the moor crossing over another cattle grid at the other side of the moor and enter the small hamlet of Tosbury. In Tosbury, bear left, then at fork in road take the left fork signposted Edistone. Follow this road to the end then turn right, then immediately left and drive past dairy farm on your left. Continue further into Edistone until you see a white chapel on your left and a grass triangle in front of you. Edistone Farm is set back from the road straight ahead of you.
