Location

Newcastle-on-Clun is a tiny village in the rural southwest of Shropshire, it lies at the confluence of the River Clun and the Folly Brook, it is part of the remote and very rural Clun Forest, part of the Shropshire Hills AONB. Offa's Dyke and Offa's Dyke Path run through the area. The village has a local pub and a church. Further facilities can be found 3 miles to the east in the pretty town of Clun. Craven Arms, The Gateway to the Welsh Marches is 13 miles east and historic Ludlow is 22 miles distant. Wellfield is situated on the edge of the village, a peaceful spot enjoying lovely views to the surrounding countryside. Grade II Listed, Wellfield dates back to circa 1840 and is a handsome double fronted country house with attached 16th century barn and outbuildings (now converted) Set in approximately 6.4 acres with gardens, productive vegetable garden, a small orchard, pasture, a lake and a stunning courtyard with outdoor heated swimming pool.

Our vendors have owned the property since 1994 and over the years have lovingly restored it, taking care to preserve its original character whilst creating a beautiful and versatile home. The property has been re-roofed including the barns, the original sash windows have all been restored, many with original wooden shutters. There are flagstone floors, original fireplaces, and a magnificent wine Cellar. Handmade wood panelling has been added to some of the rooms, enhancing the many authentic features. The property has been used as a much-loved family home and also a successful Airbnb sleeping up to 15 people. Approached from the lane the drive sweeps up to the front of the property.

Ground Floor & Suite

An elegant stone portico and entrance door opens to the main Reception Hall. This has an original flagstone floor. The Drawing Room is a light and airy room with sash window to the front and a York Stone fireplace with Clearview Wood Burning Stove. The Dining Room has a sash window to the front and a stripped wooden floor. The fireplace if the focal point of the room with a wooden surround and stone grate with inset Clearview Stove. Bespoke wood panelling surrounds the fireplace and there are original cupboards and shelving to either side, one with an original slide out writing desk.

Stone steps lead up to a self-contained Suite, part of the original barn complex this has been cleverly converted and provides a pretty Sitting Room, a large Double Bedroom and an En Suite Shower Room with WC.

First Floor

Back to the main House, the spacious first floor Landing opens to Two double Bedrooms, a Single Bedroom and another large Bedroom which currently has six single beds in it, each with their own individual character and all enjoying superb views. There is a WC off the Landing.

The spacious Bathroom offers luxury with a Spa bath, and separate shower cubicle with power shower, the Clearview stove offers warmth and comfort. A door opens to another Double Bedroom off which is the Sauna.

Outside

As you approach Wellfield there is a field to the front, beyond which is an orchard and a productive vegetable garden. Meadows slope gently upwards away from the house.
The barn complex provides several useful stores, a Tractor shed and a wc.
To the rear of the barns is a fabulous enclosed Courtyard where the owners have built their swimming pool. Heated by a separate oil fired boiler the pool measures 10m x 5m, the liner was replaced 18 months ago and it has a new cover also 18 months old. The courtyard is sheltered and enjoys views to the meadows beyond. From here a grassy path and gate open to the westerly meadow where there is a beautiful lake.
