Description
The guide price is for all of the above, and including acre of the nearby Woody field with the catchment of the house water supply. Those wishing to buy the whole of the 7 acre Woody field may offer to do so as part of this purchase.
Fron Vox is situated on the western flank of Penycloddiau, within the Clwydian Range AONB and enjoys a range of stunning countryside views over the Vale.
The house is between the villages of Bodfari and Llandyrnog, 3/4 of a mile up a surfaced lane. The courtyard is reached along a short drive, past the orchard, between the white main house and the long timber-framed barn. There is garden and orchard on every side, and the original farm's fields around. These are used for hay or grazing. Through the back gate and after a few fields the hillside is open to explore. This is a quiet spot, with Denbigh in the middle distance, and the patchwork of fields and trees of the vale spread below. Beyond Denbigh, the moors rise up, and on the horizon,...

The porch is open and has a side bench and oak front door; inside the lobby has exposed beams and ample coat hanging space.

From the hall a corridor leads behind the central fireplace structure to the kitchen/ dining room.

The dining room has fine views through the French windows over the vale to Denbigh, the moors, and Snowdonia in the distance. The kitchen overlooks part of the garden and the orchard beyond. Barn and Garage
Originally a cruck barn, this needed stabilising and strengthening, so major repairs and re-roofing were carried out in 1991. However, it retains the original external appearance with fine exposed timber framing.
There are 3 sections, starting at the top with a garage (can manage a medium and a small car side-by-side) with an electric roller door. A large log store adjoins.
The main barn has plenty of space for storage and workshop. It has Velux windows in the roof, electricity and water.
The floor of the lower barn is some 1.5 metres below that of the main section, with a separate door, shelving, and at present contains the garden tools.
Preliminary architect's sketch plans are available for a possible extension and conversion of the barn into living accommodation.
Cabin
This is a Lugarde 4.5 x 2.5 metre log cabin with a verandah. It has double glazed, double doors, electricity, internet connection, water, and a bench. The veranda to the front has fine views towards Snowdonia.
Garden
Set in just under an acre, this is naturally separated into many different spaces with varied aspects, and spots for shelter, depending on the weather. The planting consists mainly of mature shrubs with spaces for additional colour. There is a mature orchard, large fenced vegetable patch with established soft fruit, composting and lawns with established flower and shrub beds. The water supply flows into a pond and then a small stream.
Greenhouse
A lean-to Gabriel Ash greenhouse stands at the back wall of the barn in a sunny sheltered spot and shelving and a small earth bed with a vine.
Old Cottage
Above the courtyard are the remains of the farmworkers cottage. It is now a gravelled area and a gable end containing an old bread oven.
The Woody Field
This is a 7.2 acre triangular field above the lane that runs above the property. It used to be scrub, but has been extensively planted with native trees, that have matured. It is home to plenty of wildlife including badgers, foxes, tawny owls, and woodcock. The water supply for the house comes from springs in the north western lower corner of the field.
The 1/3 acre of the field that contains this catchment area will be sold with the main property. However the whole field is available for sale if that would be preferable.
Facilities
The house has fibre optic broadband.
The heating is by a high temperature ASHP that runs underfloor heating throughout the ground floor, and modern radiators to the first floor. A little extra heat is supplied by the small oil stove in the study and wood burner in the sitting room. The house is fully insulated and feels warm in winter.
The water is collected in a fenced-off catchment area and piped to a covered well below the field where more water from the rock is collected. This is piped to a reservoir next to the house. A modern fine filtration system and UV light sterilisation has been installed. This supply has always been very reliable, and it tastes good. A recent sample tested for bacteria and chemical analysis was entirely satisfactory. The Solar PV panels 'Feed-in-Tariff', and the ASHP 'Renewable heat Initiative' together have annual subsidies that offset heating bills significantly.
