Beautifully presented 6 bedroom Regency house offered for sale for only the second time in circa 60 years. This handsome and imposing country house of appealing proportions is nestled in delightfully mature gardens and grounds of circa 1.5 acres, all set at the end of a long tree lined private drive. Located on the easterly periphery of the town, the house likely started out as a farmhouse that formed part of the Priory of Bodmin and then in around 1840 it was considerably extended, adding its magnificent Regency front, with one of its most prominent architectural features being its beautiful tall arched windows that are on the south facade.

The spacious accommodation is exceptionally well presented throughout as it has been considerably updated during our clients ownership and today it offers a very stylish and appealing balance of modern fixtures, that combine with and emphasise the many beautiful original Regency period details. Many of the fundamentals of the house have also been refurbished or replaced during their ownership. Please see the floor plans for the layout, orientation and sizes of the rooms.

The house is accessed via a long tree lined driveway that approaches through an area of mature woodland, which provides the house with an immense sense of privacy. To the front is a large parking area that provides space for numerous cars. Attached to the rear of the house and accessed from outside is a substantial garden / sun room. On the southerly side of the house is a large area of attractive sunken lawn, bordered by many Camellias and beautiful deciduous trees. The large rear garden area is located on the easterly side of the house and is also mostly laid mainly to lawn with an attractive feature stone wall running along its northerly side.

Location - Set almost equidistant from both the north and south coasts of Cornwall, Bodmin is a highly convenient location as it enjoys very easy access to both the A30 and A38 trunk roads. In 1835, the town became the county town of Cornwall, until Truro gained its city status in 1876 and the crown courts were then moved. Today it is a thriving and strategically important town as it is home to a large number of businesses that provide a considerable amount of employment. The town centre and outlying supermarkets offer an excellent range of shops and facilities between them. There is good schooling and the state-of-the-art Callywith College has been rated outstanding by Ofsted. There are also many sports facilities, including the excellent Lanhydrock Golf Club just outside the town. A landmark of the town is its Grade II Listed former Jail, which over the last few years has been the subject of a vast multi million pound redevelopment. Opening in the spring of 2021, the magnificent stone built former jail buildings have been turned in to a world class contemporary 70 room hotel that also offers restaurant and bar facilities, as well as it being a excellent visitor attraction.

Bodmin Parkway railway station is just minutes away, providing a mainline link to London Paddington. The picturesque harbour-side town of Fowey is an easy drive away on the south coast. A similar distance in the opposite direction on the north coast is both Rock and Padstow, sitting on opposite shores of the Camel Estuary. Newquay International Airport is also easily accessible, providing flights to London and various other destinations around the UK and Europe. Truro, via the A30 is only miles 24 away.

The picturesque Forestry Commission owned 650 acre Cardinham Woods is located just outside Bodmin. Its a rural haven for walkers and cyclists with its network of mile upon mile of woodland trails and delightful scenery. The National Trust owned Lanhydrock House is just to the south, again offering some excellent walks and cycle rides around the estate, as well as the magnificent house itself.

The Camel Trail cycle path starts in Bodmin beside Bodmin Jail and it runs to Padstow on the coast or up to the moorland at St Breward. It meanders its way through picturesque countryside, following the banks of the Camel River for much of its route to Wadebridge and from there it then continues to Padstow where the spectacular Camel Estuary meets the Atlantic Ocean.

The area in general is exceptionally well served by many delightful pubs and restaurants. For the true foodies, Rick Stein and Paul Ainsworth have restaurants in Padstow, whilst Nathan Outlaw has two restaurants in Port Isaac.
