Cheshire West and Chester Council granted the permission under reference 19/00974/PDQ. Sarah Aspinall of Beeston Aspinall Architects has come up with an innovative design for the chicken sheds which make the most of the wonderful surroundings.
The two dwellings as per the approved plans are very spacious, with unit one 219 square metres (2357 square feet, four bedrooms, four bathrooms) and unit two 178 square metres (1915 square feet, three bedrooms, three bathrooms). When completed to a high grade specification and given their large size, very attractive high value units should be created.
There is also some potential to submit to the CWAC plans to convert a portion of the other two existing buildings into ancillary accommodation or garaging. Alternatively they can simply be demolished.

CWAC wrote on on 3 July 2019 re the submission of an application for prior notification of a change of use under Schedule 2, Part 3, Class Q of the Town and Country Planning (General Permitted Development) (England) Order 2015.
The Council, acting in its capacity as the Local Planning Authority, confirmed that the site owner having carried out all necessary consultation in accordance with the requirements of Schedule 2, Part 3 of the Town and Country Planning (General Permitted Development) (England) Order 2015, did not require prior approval of the Local Planning Authority. As such, the development was allowed to proceed in accordance with the details submitted on the amended plans received by the Local Planning Authority on the 24th May 2019 and subject to the relevant conditions set out in paragraph Q.2 of the above Order (which includes completing the works within three years of 3 July 2019).
Regarding rights of way etc, full details will be provided in the contract of sale. It is however worth noting that the already converted barns will require access as at present to their dwellings, certain reasonable maintenance rights will be drafted and Willow Green Farm House will require specifically agreed and fair access rights over the new driveway with regards to occasional maintenance of the existing Klargester.

Little Leigh is a most attractive semi rural village off the main traffic thoroughfare with a highly regarded country pub - The Chetwode Arms and Leigh Arms.
