A ring-fenced parcel of arable land the majority of which is south facing and considered suitable for viticulture or top fruit production. Situated within the High Weald Area of Outstanding Natural Beauty. In all approximately 249.66 acres.

The Fillbrook Farm Land is situated on the Kent/Sussex border between the High Wealden villages of Hawkhurst in Kent and Hurst Green in East Sussex. The land is bounded by Merriments Lane on its northern side, and the B2244 Junction Road to the east. The Farm is situated within the High Weald Area of Outstanding Natural Beauty and also within a nitrate vulnerable zone.

The main access to the Farm is over a hard track running from the eastern end of Merriments Lane, close to the junction with the B2244 and the bridge over the Kent Ditch. The A21 is just 1 mile to the west providing good road connections for both the counties of Kent and East Sussex.

The land extends to approximately 249.66 acres with 206.06 acres of arable land and 43.60 acres of woodland, tracks and misc. and is divided into several good-sized field parcels with boundary hedges and streams.

The land is classified as predominantly Grade III throughout on the MAFF Land Classification Plan, and soils comprise mainly the Cranbrook and Curtisden Series of silty soils in Hastings Beds with some of the land formed by Tunbridge Wells sand in Ashdown beds, all of which is well situated for arable cropping.

The land is currently farmed under a Contracting Agreement. The arable land has been cropped in a traditional arable rotation and is fallow this autumn with the exception of 40 acres of newly planted rye grass.

Compost, farmyard manure and digestate have been applied over recent years to build fertility and further details are available on request. Spring crops and maize for a local AD plant are scheduled to be drilled in the spring of 2022.

Please see the Property Particulars for further information on Entitlements, Environmental Scheme, Sporting Rights, Access, Public Rights of Way and boundary plan.
