What we think at The Zoe Napier Group

This glorious barn conversion is spacious and could be easily utilised for multi-generational living. The setting and views are incredible, offering a rural lifestyle and yet within easy access to local amenities.

What the Owners Say

We have very much enjoyed living in this peaceful setting and will miss the fantastic views and stunning sun sets. The barn itself has been a really versatile property for us, at one time housing three generations of our family. To have all that and still benefit from the convenience of nearby town amenities has been a unique bonus.

History & Background

A stunning period barn conversion, located within the curtilage of a listed building (being the neighbouring farmhouse), surrounded by glorious north Essex countryside, yet still within daily commute for London. The property was converted in 2013, utilising the two rear period brick built wings to majority provide the bedroom accommodation with the main core of the barn providing a superb ‘great room’ which displays much of the timber frame into its vaulted ceiling. This room offers immense character, enhanced by a central wood burner. The traditional kitchen/breakfast room does not disappoint either; offering a spacious area with breakfast bar, additional space for dining and a range oven with the benefit of a wood burning stove. In addition there is a particularly large laundry/boot room with space for dog beds, being ideal for the country lifestyle.

Setting & Location

The property is set amidst idyllic north Essex countryside, between the village of Gestingthorpe and Great Maplestead. There is also a footpath immediately opposite and a 10 minute walk over the brow of the hill leads into the village of Wickham St Paul, where the Victory Inn can be found overlooking the cricket green and there is also Spencers Farm Shop for general provisions. There are a huge network of footpaths and bridleways locally, providing excellent accessibility for country walks and block walks, where frequent sight of deer and British wild life can be enjoyed. The area is enriched with pretty north Essex and Suffolk villages with Halstead and Sudbury market towns being fairly equi-distance. The barn has a gated entrance to a long shingled private drive with plenty of parking. The rear wings to the barn give natural shelter to the huge expanse of courtyard terracing which captures the southerly aspect and offers features such as a green house/vegetable plot alongside a chicken house and run. Commuters can travel to Sudbury Branchline station for Marks Tey or use Braintree or travel to either Kelvedon or Witham main line stations. Halstead 3.6 miles * Sudbury (Suffolk) 5 miles* Braintree 9.5 miles* Kelvedon 14 miles*Witham 16 miles*
