DESCRIPTION
The property at Priestcroft Farm comprises approximately 64.34 acres (26.24 ha) of productive arable land and an excellent general purpose shed and large yard.
Situated midway between Skelton and Boosbeck it has good access from the public road and over shared private tracks. It is well fenced and has access to mains water at the yard.
The land is gently undulating between about 115 m and 135 m above sea level with main fields having a southerly aspect. It is classified as Grade 3 with base rich clayey and loamy soil considered suitable mainly for winter arable crops and grass (LandIS Soilscape series 8 & 18).

BASIC PAYMENT SCHEME

The Purchaser(s) will be obligated to continue to manage the land in compliance with the scheme rules for the remainder of the calendar year and will be required to indemnify the Vendor from any breach or non-compliance.

The Vendor will endeavour to facilitate the transfer to the Purchaser(s) a total of 24.69 normal Non-SDA Entitlements. GSC Grays will administer the transfer and charge the Purchaser(s) a fee of £200 plus VAT.

From the A19 head east on the A174.
