Beautiful former school in picturesque village with over 1/3 acre grounds

Situation - Located in the heart of the picturesque village of Salcombe Regis, The Old School is a beautiful Victorian former school in wonderful gardens.

Salcombe Regis has a delightful church and quiet lanes with footpaths to the South West Coastal Path and to a quiet beach. The nearby Regency town of Sidmouth, renowned for its long esplanade, beaches and public gardens, offers a range of quality shops and amenities, with recreational facilities including sailing, cricket, tennis and croquet clubs, as well as a popular golf course.

The coastline has been awarded international recognition as a World Heritage Site, noted for its geological interest, dramatic cliffs and beaches.

The cathedral and university city of Exeter has an extensive range of facilities and easy access to the M5 motorway (J30). There are frequent transport routes nearby, including rail services from Honiton and Exeter and Exeter International Airport.

Description - Understood to have been built in the 1840s this beautiful Grade II Listed former school commands a lovely elevated position. There are some wonderful Victorian architectural features built with locally quarried stone and flint, there are large windows to the front and a gable stone porch with an inscription.

The accommodation includes a bespoke fitted kitchen/breakfast room around an electric Aga in the centre of the house, with a double aspect sitting room with an inset wood burner and doors through to a study at the rear.

From the entrance hall there is a dining room with stairs up to a mezzanine bedroom with fitted cupboards. The ground floor continues with a double bedroom (formerly the school mistress's part), another bedroom, stylish recently refitted shower room and a utility room. A second staircase runs up to a fourth bedroom.

Outside - Across the lane in the former playground is a double garage with a studio off to the rear and parking for several cars alongside a timber shed.

Enclosed by a flint stone wall, a path leads through the front garden and to the entrance door creating a sheltered south facing spot to enjoy the sun, there is a wealth of colour and interest with rambling roses and a large Wisteria.

Around to the rear the secluded south facing garden has been wonderfully landscaped incorporating various terraces to enjoy the views and paths leading to distinct areas of the garden. At the top and sheltered from the north is an area of lawn with views down the valley to the sea.

Services - Mains water, electric and drainage. Electric Aga and heating.

Directions - From the centre of Sidmouth head north on the A375, turn right into Salcombe Road opposite the cinema. Go over the bridge around the left bend and then turn right into Salcombe Hill Road, up the hill through the woods. Bear right down into Salcombe Regis going straight across at the staggered cross roads and the property is on the left after 100 yards. Park through the timber gate on the right shortly after the house, reversing in is easier to park.
