LOCATION

Tyn y Ffrwd is situated on the Llyn Peninsula with the seaside resort of Nefyn 5 some miles distant offering a range of services including a post office, convenience store, chemist, surgery and bank with a more comprehensive range of facilities in nearby Pwllheli. The thriving holiday resort of Abersoch is within a short drive and boasts some of the best beaches and water sport facilities on the Llyn Peninsula along with numerous pubs, restaurants and high street shops.

For the sailing enthusiasts there is a marina and racing at Pwllheli and Porthmadog whilst Abersoch is home to the South Caernarfonshire Yacht Club which hosts various regattas annually. On the recreational front there is extensive walking and mountain biking in the Snowdonia National Park, access to numerous castles and historic houses and golf courses locally at Morfa Nefyn, Abersoch and Royal St David’s at Harlech.

COMMUNICATIONS

The area enjoys good road communications via the A55 expressway which is 6 miles beyond Caernarfon allowing ease of access along the North Wales coast to Chester, Liverpool, Manchester and the national motorway network beyond. There is a railway station at Bangor which offers a 3hr 15min service to London via Crewe and there is a non-commercial airport to the south of Caernarfon.

DESCRIPTION

Tyn y Ffrwd is a traditional Welsh Longhouse built of stone with white painted elevations under a slate roof. The house has undergone a scheme of renovation and has been updated to modern day standards complete with en-suite facilities and electric heating yet retains much of its original charm and character with exposed beams throughout and feature inglenook fireplaces. Most recently since 2020 the property has had new windows inslatted.

The door to the northern front opens into an entrance hall which runs the length of the property albeit dissected by the lounge in the centre of the house. The kitchen and breakfast area is located directly off the initial hallway and is complete with oak flooring, exposed beams, down lighters, wall and base units to include an Atriflo sink and drainer and electric Aga. The breakfast and seating area is complemented by French doors which open out onto the large terrace which extends the entire length of the property along the western elevation. Further along the entrance hall is bedroom 3 which is served by an en-suite shower room complete with walk-in tiled Swadling shower, Roca sink and vanity unit, Sanitan low flush W.C and heated towel rail. A step down then leads to the lounge which is located centrally within the house and also accessed from the terrace. The lounge has a feature inglenook fireplace with open fire built in a stone surround with oak lintel and is complemented with stone flagged flooring and exposed beams. This room then gives access back to the hallway and to the southern section of the house. There is a study which would also be suitable as a 4th bedroom albeit is not served by a bath or shower room.

There is a spacious staircase hall with another inglenook fireplace and clear view log burning stove with a utility room off complete with base units including a sink, drainer and plumbing for washer/dryer. The other downstairs double bedroom is further along the hall which again benefits from an en-suite shower room as well as built in wardrobes. At the end of the hall is a large sitting room which also has an impressive fireplace with log burner and due to its south-westerly aspect has large windows and French doors out onto both the terrace and indeed the patio area to the side of the house.

At first floor level there is a further double bedroom with built-in wardrobes and cupboards including a thoughtfully laid out ensuite bathroom with bath, walk-in shower, sink and vanity unit and low flush W.C.

GARDENS & GROUNDS

The property is approached via a tree lined tarmacadam driveway ascending to the house and gardens. The house sits centrally within its plot being surrounded by mature trees and a large terrace. A stream runs through the property and there is a feature waterfall and pond at lower level. There are several specimen trees within the immediate grounds to include pine, sycamore and beech. There are various paddocks that are interlinked below the house which fall away into the valley. The prominent elevated position means that the house benefits from lovely views through the trees of open countryside and indeed towards Nefyn and the Irish Sea beyond.
