Heywood Equestrian Centre offers the opportunity to create a superb business venture with the potential to expand the existing equestrian business and to explore additional income streams, if required, with the advantage of a fantastic four-bedroom family home.

The property has in the past been run as a successful BHS Approved riding school and then more recently as a livery yard, offering a broad range of services, alongside an equine therapy centre. The buildings are incredibly versatile and could easily be adapted to suit many requirements and needs.

THE HOUSE The house was granted consent in April 2011 to replace the previous temporary dwelling and was granted subject to an occupancy condition to ensure that occupation is restricted to the owner of the Equestrian Centre or an employee of the centre and their family. Completed to a high standard throughout, the house offers a super home with accommodation over two floors. There has been a great deal of attention to detail in the finish with lovely oak doors on both floors, terrazzo flooring to the hallway, kitchen and utility area and a fine bespoke kitchen with Corian worktops. Currently, the en-suite shower room to the ground floor bedroom and the downstairs shower room have yet to be fitted out although all services are installed. The open hallway and first floor landing create a spacious feel to the home. Each of the bedrooms on the first floor has fitted wardrobes and enjoy a pleasant outlook over the paddocks and towards the yard. The master bedroom benefits from a dressing room and en-suite bathroom.

OUTSIDE The stable yard is accessed via the main driveway to the property with a large gravel parking and turning area with space for several trailers, lorries and other vehicles. At one end of this area there are four steel storage containers which are currently let and there would be ample space to expand this enterprise if required. The indoor school is approximately 20m x 40m with a sand and rubber surface, training mirrors, lighting and a judge's box. The outdoor school sits to the side of the indoor school and has a sand and rubber surface. It is enclosed by wooden post and rail fencing and is approximately 45m x 32m. Subject to gaining consent there is space to extend the school.

The stables are arranged in three blocks and offer a total of 23 boxes. The original block-built stables comprise ten boxes together with four feed/tack rooms. To the far end of the block is an open fronted pole barn/hay store and beyond a Claydon five horse, horse walker and enclosed round pen.

The main barn has been divided to create 9 boxes, one having been used as a stallion box with slightly higher partition walls, and the therapy unit. This comprises a Horse-Gym 2000 Treadmill and Panama Spa Hydrotherapy unit (new pump required) with space to the rear for storage and the machinery associated with the Spa unit. To the side is a barn with 4 stables, a store area and tack room. The adjoining building offers the yard office, toilet facilities and kitchen area.
There is a further building that houses the solarium and additional secure tack storage.

Close to the house is a timber commercial building that is currently let to a local Equine Veterinary Surgery and has in the past been used as a tack shop. This building benefits from consent to be used as a Dog day care centre with the adjoining paddocks and has the potential to generate a good level of income.

THE LAND The land is level in aspect and is arranged into conveniently sized paddocks each enclosed by post and rail fencing and each benefits from water being connected. The paddocks extend to approximately 3.34 acres To the western boundary of the yard is approximately 3.29 acres of mature woodland. In total Heywood Equestrian Centre stands in approximately 8.73 acres of grounds and paddocks

LOCATION Heywood Equestrian Centre is in an ideal location with excellent road access onto the A350. There are several very good equestrian venues close by offering a variety of both affiliated and unaffiliated competitions as well as training. There is a choice of Riding Clubs (Bath, Saxon Dressage, South Wilts) and Pony Clubs (Avon Vale, Wylye Valley and South and West Wilts). Immediate riding out is limited but a short distance away in the box the hills beyond Westbury offer some superb hacking.
