A superbly located former hop farm on the edge of Abberley

Situation
New Haseland Farm is located on the eastern edge of the old part of Abberley, a very pretty village located approximately 13 miles north of Worcester. The tower of Abberley Hall School is visible for miles around as a fine landmark for the village, a thriving community featuring a pre-school, primary school and the aforementioned private prep school. In addition there is a fine gastro pub, The Manor Arms, a shop/post office and historic church. In addition, Abberley falls within the catchment for the well regarded Chantry High School in Martley. For commuters, the property is ideally located with easy access to the M5 at junction 6 and regular trains run from Kidderminster Station to Birmingham and London. Worcester City offers a wide selection of shopping and leisure facilities and is dominated by the fine cathedral, a hub for cultural events which are also held in the well regarded theatre. The city straddles the River Severn which in itself also offers additional leisure facilities. The area around Abberley has some wonderful walks and is excellent for riding making this a superb location choice.

Description
New Haseland Farm is a modern detached red-brick farmhouse, having been constructed in the year 2000. The sweeping gravel driveway leads up to the enclosed porch which leads into the main entrance hall of the property. Directly opposite, a door leads into the combined sitting/dining room, a large L-shaped room with, in the sitting area a fireplace with tiled surround, quarry tiled hearth and wood burning stove. On the far side of the hallway and the heart of the home, is the large kitchen breakfast room, fitted with a range of base level units, wood worktops and having a two oven wood burning Esse at the heart of this comfortable room. In addition, there is a small island unit, and space for an electric oven when the Esse is off. Part of the walls and floor are tiled and the room has a double aspect with wonderful views down the valley. A door leads through to a boot room and guest cloakroom with a door to the garden. A staircase leads through to the first floor with four good bedrooms, the master having an en-suite shower room, and there is a house bathroom. Three of the bedrooms have wonderful views down the valley and also have fitted wardrobes.

Garden and Domestic Curtilage
The property is approached from the country lane with, at the head of the driveway, curved redbrick walls leading onto the gravelled driveway which provides plenty of parking. At the far end of the drive is a detached red-brick garage with two pairs of wooden doors, the garage also featuring a utility room. To the side and the rear of the property the garden is mainly laid to grass and features a number of shrub borders including a fine rambling rose climbing along the rope division, together with apple, quince and plum trees. At the far side of the garden is a productive vegetable patch and the garden is surrounded by mature hedgerows and specimen trees.

Outbuildings and Yard
The farm buildings accessed by double gates opening to 24ft leading to hard-core and concrete yard featuring an excellent array of modern farm buildings. On the far left hand side is a large single span barn with wooden lean to. At the centre of the yard is the principal barn, a partly open fronted steel framed building with internal metal supports and high roof line, ideal for tipping. This was the principle former hop shed hence the excellent height. Completing the trio of modern barns is a third barn, partly open sided with an overhanging roof, ideal for storage. At the rear of the barns is an open fronted pole barn with 3 stables attached.

Land
The land, extending in total to approximately 11.7 acres, is laid out in one enclosure. It is accessed from the yard adjacent to the outbuildings and is a superb gently slopping field, ideal for any person interested in using the property for equestrian purposes. The field is laid to grass and descends the hill down to the stream where a wonderful array of mature specimen trees border the stream along its route creating a wonderful focal point at the foot of the hill.
