A fine country house dating in parts to 1675, Pipewell Hall boasts elegant accommodation surrounded by formal gardens, with grounds extending to approaching 16 acres.
Situation
Rich in history, Pipewell Hall was the site of a Cisterian Abbey established in 1143 by William Butevilain, but demolished in 1538. The picturesque hamlet of Pipewell is surrounded by some of Northamptonshire's most attractive open countryside, approximately 5 miles from Kettering and just over 7 miles Market Harborough, both of which have mainline rail services to London St Pancras. The A14 is within easy reach linking the A1 to the M1. Pipewell is well placed for a variety of nearby schooling including preparatory at Maidwell Hall and Spratton Hall and public schools at Oakham, Uppingham, Stamford and Oundle. Market Harborough provides comprehensive shopping, entertainment and cultural facilities.
A range of sporting and recreational pursuits are availale in the area, with watersports including sailing and fishing together with various scenic walks at Rutland Water and at Pitsford Reservoir. Fishing is also available at nearby Rushton Lake and racing at Towcester, Leicester and Huntingdon.
The Property
Set in some 16 acres, and listed Grade II, Pipewell Hall was originally based on an 'H' plan, constructed of coursed squared limestone taken from the site of a former Cistercian Monastery, with a detailed fish-scale tile roof and stone stacked chimneys following the late Jacobean era. A comprehensive overhaul of the property was undertaken upon purchase by the present owners, with significant works including a new roof.
The primary accommodation radiates from a central reception hall, which sets the tone for the rest of the house with its attractive flagstone flooring and grand fireplace. The reception rooms, set off the entrance hall are of lovely proportions, with the breakfast-room and library enjoying a southerly aspect, and the veranda positioned to the western side of the house perfectly capturing the afternoon and evening sunshine.
As part of the overhaul, the ground floor accommodation was re-configured to create a contemporary and very well-equipped kitchen/breakfast room, open to a family room and fully fitted elegant bar that is bathed in light through the glazed lantern above.
Elsewhere on the ground floor is a formal dining room, study, elegant drawing room and sitting room, a range of utility rooms including a walk-in pantry and boot rooms.
To the first floor, the principal suite overlooks the gardens, with the lake and parkland in view. The suite has an ornate carved fireplace, door through to a dressing room, and steps down to the sizeable en-suite bathroom.
To the same floor are three further bedrooms, each with their own bathroom or shower room, and a useful laundry. Two staircases lead to the second floor where there are a further five bedrooms and four bathrooms.
OUTSIDE
At the entrance to Pipewell Hall sits a single storey, two bedroom Gate Lodge, with features reminiscent of the Hall including red brick chimney stacks in the Jacobean style, and fish scale roof tiles. The Lodge sits within a part walled garden, just within the park, and enjoys privacy from the main hall, screened by mature trees.
Passing the Gate Lodge, the driveway sweeps down towards the house, where a wide gravelled parking area leads to the Hall and grounds beyond.
The landscaped gardens have been restored in recent years to provide a delightful setting for The Hall. Extensive lawned areas frame the front drive, with a small woodland bordering to the western side and formal gardens to the rear of the house.
To the north, the lake, which is fed by Harpers Brook, frames further extensive lawned areas with a croquet lawn and tennis court between the Hall and lake.
