Much Hadham is an unusual village with a long linear High Street with some of the finest period buildings in the county. The village is in a sheltered position in a shallow valley, bounded on one side by a tributary of the River Stort. Hadham Grange is situated on the top of the ridge of an elevated wooded escarpment to the east of this stream and is accessed along its own meandering private driveway, flanked by mature trees and a blaze of daffodils in the spring.

This is the first time that Hadham Grange has been on the market in nearly fifty years and in that time has provided an exceptional and unique family home. The building is Grade II Listed and the Listing states that the house is late 16th or early 17th century and has been enlarged in the 20th century. It is a red brick house of two storeys of rectangular plan with many projecting two storey bay windows and small pane mullion casement windows.

The excellent accommodation is arranged over two floors with a useful cellar. The newer part of the house contains grand rooms with tall ceilings including the drawing room and dining room which face south with views over the formal gardens. There is a central hallway with wooden panelling. The oldest part of the house has some fine timbered rooms with open fireplaces. A great deal of work has been undertaken by the current owner in the early 2000s, when the kitchen/breakfast room and bathrooms were modernised. On the first floor there are five generous bedrooms and five palatial bathrooms, most en suite. Between bedrooms three and four lies the most recently refurbished bathroom which has a Jacuzzi bath and a steam shower.

What sets this exceptional estate apart is the very exceptional setting, delightful and established grounds and the fine range of outbuildings. To the front of the property there is a circular flower bed and gravelled driveway which provides generous parking. There is then a vehicular access to the garaging and courtyard. The two Listed period barns are in good order, the oldest has been re-thatched in recent times. In addition, adjoining the barn there is a large workshop, a heated garage and also a general storage building for garden machinery. On one side of the courtyard, there is a row of good quality stables.

Adjoining the house there is a one bedroom cottage which provides self-contained accommodation suitable for housekeeper or relative.

There is gated pathway from the front driveway leading to Much Hadham village.

There is an enclosed orchard, fruit and vegetable garden, a heated greenhouse and, in one corner of the garden, a brick outbuilding which houses a generator which is a back up power supply in the event of power failure. Close by there is another building which houses the borehole which provides the water supply for the house, outbuildings and grounds.

Immediately behind the house there is a well established formal garden with a flagstone terrace , a covered seating area and a densely and well established herbaceous border. Lawns lead down to an area of woodland with a modern hard tennis court to one side. The land to the front of the house is meadow and runs steeply down to the stream, there are then a number of paddocks., The grounds in total extend to about 16.5 acres. Approximately 1.5 acres of this land, which fronts Oudle Lane and is some distance from the house, was purchased about ten years ago and has a footpath running east to west.

There are two driveways to the house, the main driveway leads from Oudle Lane which sits behind the High Street and is about 400m long. The neighbouring, house (Hill House) has right of way over the first section of this driveway to access the proper ty. There is also a right of way over a second driveway which leads along the ridge and exits at the top of Winding Hill, which takes you to the Bishop’s Stortford by-pass when turning right and left into the village.

The sale of the property is subject to grant of probate. There is no onward chain.
