Introduction
Flimby Great Wood and Buckbank Wood offer potential purchasers the rare opportunity to invest in diverse, interesting woodlands located close to the Cumbrian coast with views across the Solway Firth.
The woodlands occupy land which has long been associated with forest cover, being classed as plantations on ancient woodland sites.

Location and Directions
The village of Flimby is located between Maryport (to the north) and Workington (to the south) on the A596. In the village, leave the A596 on the road signposted to Camerton and Broughton Moor. Towards the eastern edge of the village, take Pennygill road to the north-east, past a new
housing development. After approximately 500m the tarred road ends at a ‘Y’ junction; take the right fork, on an unsurfaced road, and Flimby Great Wood is reached after approximately 500m.

Description
There has been a long history of woodland management within the sales subjects, as evidenced by their status as Plantations on Ancient Woodland Sites (PAWS). Lot 1 in particular retains much of the flora associated with ancient
woodlands, a non-exhaustive list of plants and native trees growing on site being: Ash, Elm, Holly, Oak, Hazel, Aspen, Birch, Rowan, Alder, Willow, Hawthorn, Wood Anenome, Wild Garlic, Harebell, Dogs Mercury, Honeysuckle, Bugle, Royal Fern.
In addition to the native tree species present, crops of Scots pine and Larch, Beech and Sycamore comprise the majority of the plantations.
Lot 2 has a restocking obligation following recent harvesting, more details of which can be provided on request. Prolific natural regeneration of broadleaves is present over the majority of the felled land.
Stocking schedules of the woodlands are provided.
Flimby Great Wood, whilst being a long-standing forest, had an interlude of industrial activity when coal mining was carried out during Victorian times. Those with an interest in industrial archaeology will be intrigued by the remains of a cable railway system and winding house used for the transport of coal.
Management
A Forestry Commission England approved WPG Woodland Management Plan is in place detailing management proposals for the period 2013 – 2033. The felled area within Lot 2 has an active Felling Licence with restocking conditions attached. These will be the responsibility of the purchaser to deliver.
Sporting
Sporting rights are included in the sale but they are subject to such interests in them (if any) which may subsist.
Boundaries
All boundary fences are maintained by the woodland owner, with the exception of approximately 200m in the north end of Lot 1, as shown on the sale plan.
Third Party Rights and Burdens
The property will be sold with the benefit of, and subject to, all existing rights and burdens with the title.

Viewing may be carried out at any time providing viewers are in possession of a set of the sales particulars
