Now showing signs of wear and tear, there is scope for modernisation and, subject to any necessary consents, possibly remodeling/extending.

The house sits in just under 3 acres of grounds, although the primary gardens lie to the front and side of the house, with areas of lawn, planted beds, a swimming pool and a tennis court. SITUATION

The property occupies an elevated position on the fringe of the picturesque village of Farningham, overlooking the rolling hills of the Darent Valley and the Church of St Peters & St Pauls, in the Kent Downs Area of Outstanding Natural Beauty. The house is set on a private, shared driveway, which is gated at the Farningham end.

Farningham is a picturesque, predominantly 18th Century village displaying some lovely houses along its quiet High Street, which has the River Darenth running through it with pretty arched bridges. There is an excellent, family run butchers, Indian restaurant, The Lion hotel/restaurant/public house and a petrol station with convenience store within a third of a mile of the property, plus two other pubs in the village, a Church dating from the 13th Century, and a village hall hosting various weekly clubs/activities.

There are some lovely walks to be enjoyed along the River and through Farningham Woods Nature Reserve to the north of the village. Farnigham has its own cricket club and Pedham Place Golf Centre is under 2 miles away. There are several golf clubs and courses to be enjoyed in the surrounding area. Brands Hatch race circuit is less than 3 miles away.

Swanley is only about 3 miles to the west, Sevenoaks about 9 miles to the south and Dartford about 6.5 miles to the north all offering excellent shopping and recreational facilities, including Bluewater (8.6 miles). Frequent bus services run through the village to these towns.

The A20, that bypasses the village, provides quick and easy access to London, the M20 and M25.

Farningham Road rail station (2 miles) has services to London Victoria in about 45 minutes, or from Swanley (3.7 miles) the journey time is 35-40 mins.

There are local primary schools in Eynsford, Horton Kirby, Fawkham and several in and around Swanley, plus secondary schools in Swanley and Dartford. There are preparatory schools in Otford and Sevenoaks and grammar schools in Dartford and Orpington.

DIRECTIONS

From the M25 take junction 3 (A20). At The roundabout, take the A20 exit towards West Kingsdown and Farningham. Continue straight over the next roundabout and at the third roundabout take the third exit to Farningham. At the end of the road turn right and then the next left onto Sparepenny Lane. After a short distance a private driveway forks right up to wrought iron gates.

From Sevenoaks follow the A225 north passing The Vine cricket ground and continuing straight over the crossroads at the bottom of St John’s Hill in the direction of Otford. In the centre of Otford follow the road round the pond, taking the exit towards Farningham. Continue along this road for about 5.4 miles, through Eynsford and into Farningham.
