Carter’s Cottage
Carter’s Cottage is located at the northern end of the land (shown edged blue on the plan) and benefits from extensive and far reaching views across Arkengarthdale. A small stone livestock barn adjoins the former cottage on the north side, that might also be suitable for conversion.

The Land

Directions
From Reeth, head north out of the village, following Arkengarthdale Road for approximately 3.5 miles. Once you reach the CB Inn in Arkengarthdale, continue along the road for a further 200m, before turning right onto Stang Lane. Follow Stang Lane for approximately 0.5 miles, until you reach a gated access on your right that leads on to a concrete farm track. Continue down this track (ensuring any gates are closed behind you) - this track is shown in pink line on the plan attached to these particulars. You will be able to park a vehicle at the end of the pink line (please make sure it does not obstruct any access). At this point, current access is by foot only along the route marked yellow on to the land.

Location
The property is located in an elevated position on the east side of Arkengarthdale. Reeth is located approximately 4 miles to the east, with the larger market town of Richmond being located approximately 14 miles to the east.

Richmond benefits from a range of amenities, such as supermarkets, leisure centres and various cafes and restaurants.

There are no mains services to the former cottage or land. We understand there is a natural water supply that allows for the watering of grazing livestock. A disused well is marked on the sale plan with a blue cross and the nearest electricity pole is marked with a red dot and an arrow. The seller would provide a right to connect to the electric pole, but buyers will need to make their own investigations as to whether services can be connected from these points.
