ORCHARD FARM is a Grade II Listed building, considered to be of architectural and historical merit, and is thought to date from the early 18th century, although it seems certain that there was a house on the site much earlier. This is a double moated site and the moat is thought to date back to the 12th century.
The house is traditionally constructed with a timber frame and largely rendered elevations under a tiled mansard roof and has a wealth of period features including brick fireplaces and exposed timbers. The front of the house is Georgian with higher ceilings, sash windows and delightful architectural features. The accommodation is arranged over three floors and includes three principal reception rooms and a study. The drawing and the dining room at the front of the property are elegantly proportioned rooms, both with fireplaces. A farmhouse kitchen/breakfast room lies at the back of the house with a pantry and utility room. There is also a ground floor cloakroom On the first floor there are three bedrooms, all en suite, and all with cupboards or wardrobes and on the second floor there is a fourth bathroom shared between bedrooms four and five. All the bedrooms have delightful views.

OUTSIDE, a meandering private driveway leads to the front of the property, where there is a brick built double bay cart lodge and workshop with a fireplace. A short walk over
the bridge across the moat and passing a lavender strewn path leads to the front of the house. The grounds are very much a feature. There is a well established garden around the property and within the moat and an excellent terrace. There are two bridges crossing the moat; one leads to a meadow and, in one
corner of the plot, there is a heated swimming pool and a pool room with a changing room and shower. The grounds in total amount to around 2.5 acres of garden, lawns and woodland.

The picturesque hamlet of Church End lies about half a mile from the village of Rickling Green. This is an area of remarkably unspoilt countryside, peppered with period houses and cottages. Rickling Green is a small rural village with a scattering of properties, a large village green, church, inn and a well-regarded primary school. The villages of Stansted Mountfitchet and Newport have excellent village amenities including local shops, and there are more extensive shopping, recreational and education facilities at Bishop's Stortford and Saffron Walden. Commuter access by rail is available at Newport, Stansted and Bishop's Stortford stations, and access to the M11 Motorway (Junction 8) is available on the outskirts of Bishop's Stortford.
