Superb Georgian farmhouse in the Wolds with delightful gardens, luxurious self contained annexe, a range of traditional outbuildings and panoramic views over rolling countryside.

Formerly a gentleman’s farmhouse and divided in the eighteenth century, Towthorpe Manor Farm is a hugely appealing Georgian house with high ceilings, elegant room proportions, some wonderful architectural detailing, three staircases including one that rises to the attic rooms from the ground floor and grand vaulted cellars that probably predate the house. Alongside is a range of traditional outbuildings as well as a recently renovated annexe offering luxurious self-contained accommodation. The south facing gardens are delightful and extend to the front of the house. Towthorpe is a rural hamlet located high on the Wolds with panoramic views across the open, rolling countryside, and yet it remains very accessible to the towns and cities of North Yorkshire and the East Riding through an excellent road network.

More Details - This is grand old farmhouse that has retained many architectural features characteristic of its heritage and station. There are numerous fireplaces on both floors, original wall panelling, arches, idiosyncratic cupboards in unexpected places, deep skirting boards, a fine staircase with polished hand rail, panelled doors and cottage doors with latches. All of the windows are timber, double glazed and most are Yorkshire sliding sash. The sunlight moves around the house from morning through to evening with the large windows at the front enjoying a south facing outlook.

The family-sized kitchen breakfast room has a large oil-fired Aga with gas hob and two electric ovens, an island unit, granite work surfaces, banquette seating and space to accommodate a dining table. Alongside is a cloakroom and recently renovated utility room with butler sink. The dining hall, also just renovated, has a stable door opening via the porch on to the courtyard. From the dining hall a concealed and covered staircase ascends steeply to the three boarded attic rooms with windows and glorious views across the Wolds. Impressive stone-vaulted cellars, believed to be medieval, have natural light through a light shaft and would be ideal for wine storage. The two elegant reception rooms face south over the front garden; the drawing room has a fireplace with a stone surround and cast iron grate, the sitting room has a wood-burning stove. On the first floor, the larger of the bedrooms was perhaps originally designed as a first floor drawing room; it has some striking panelling across one wall, an ornate cast iron fireplace and window seat. The bedroom suite also has a window seat, pretty cast iron grate fireplace, and a large en suite bathroom with bath and sizeable walk-in shower. The house bathroom has recently been fitted and includes a contemporary bath and shower unit. Guest bedroom 4, formerly the servants’ quarters, is usefully set apart being accessed via the back stairs that ascend to the connecting study/potential bedroom 5.

Outside - A 5-bar gate and a garden gate both open to the long drive lit by electric light sensors that leads to the house and outbuildings passing the gardens along the way. At the near end is the vegetable garden with raised beds, greenhouse and concealed compost area. A stretch of sheltered lawn scattered with apple and plum trees is then followed by the more formal garden with a summer house and arbour adorned in a variety of roses. Wide stone steps descend gently to a further lawn encircled by a colourful herbaceous border in front of the wisteria-clad, double fronted house and flagged terrace. The drive continues through electric wrought iron gates to the gravelled courtyard and rear entrance. Here is an extensive secure area for parking and turning with an open double garage and an extensive range of useful outbuildings including the annexe. Within the gravelled courtyard is a traditional well (capped) with a cast iron hand pump now designed as a water feature. Further timber gates give access to the hamlet through a formal right of way.

Outbuildings - The property has an extensive range of traditional outbuildings attached to a single wall of the main house and situated around the courtyard; many are double height into the roof space with stable doors and iron latches, and some original cobbled areas remain. At the far eastern end is a one bedroom annexe, fully renovated some six years ago to create self-contained ancillary accommodation. It faces south, has double height ceilings, velux windows with electric blinds, exposed oak trusses and French doors opening onto the courtyard. The whole has been fitted to a high specification.

Environs - Towthorpe is a rural hamlet of ten properties, many of them recently renovated and high value, and including a working farm. Towthorpe stands on the high Wolds with glorious views, connected to a superb East Riding road system that offers rapid access to a number of traditional market towns as well as the cities of Hull and York. York is some 40 minutes’ drive with the A64 ringroad and Vangarde/ Monks Cross Shopping Centre half an hour’s drive away. The market towns of Driffield and Malton (‘Yorkshire’s Food Capital’) can be comfortably reached within fifteen minutes’ drive, and both offer a range of amenities. From Malton the railway station connects to the mainline at York and beyond to London, Leeds and Manchester. There are glorious high Wolds walks on the doorstep and a number of excellent public houses nearby.

General - Services: Main electricity and water, private drainage (fully compliant treatment plant). Oil fired central heating, LPG gas.
