DESCRIPTION

The Old Hall is an architect designed conversion of a former village hall, in the small hamlet, Bargrennan. When designing the property a number of factors were taken in to consideration, the desire was to create an environmentally friendly home, with reduced energy bills, which could be filled with natural light throughout and make the most of the beautiful setting. This was accomplished in 2016, and the finished result is stunning. The Old Hall is clad with locally sourced larch heartwood which is valued for its colour, texture and durability, it also blends in well with the surrounding scenic area. Almost wall to wall windows allow light to flow in through the front of the property, which also provides heat. If required, an external canopy can be extended to shade the sitting room area, especially during the summer months. The sitting room opens out on to an extensive balcony overlooking the garden, where you can just sit and absorb the view, enjoy the peace and quiet and watch the wildlife, including the red squirrels, buzzards and deer which frequent the garden. A boot room/cloakroom with fitted cupboards provides an abundance of storage space, and a wooden fold down seat has been installed to make the removal of outside boots less challenging.
The open plan kitchen is ideal for entertaining family and friends. Cooking facilities are provided by an integrated Neff double oven, microwave and grill, and a 4 ring gas hob. There is an integrated dishwasher and space for a fridge/freezer in the small store adjacent.

Solar panels on the roof reduce energy costs further, generate a small quarterly income from feed in tariff payments, and will continue to do so for a further 18 years.

SITUATION

The Old Hall is situated in an area of natural beauty, just 1.3 miles from Glentrool, at the heart of the Galloway Forest Park. Glentrool Visitor Centre offers a wide range of activities for mountain biking and walking on designated routes. In addition the area is part of the Dark Sky Park, and is a wonderful place to enjoy the night sky, in one of the least light polluted areas in Britain.
Newton Stewart is the nearest town, a market town on the River Cree known as the Gateway to the Galloway Hills. Newton Stewart has a number of primary schools, the Douglas Ewart High School, a museum, leisure centre with swimming pool, three supermarkets, a post office, cinema, a wide range of shops, offices, businesses, hotels, restaurants and a modern distillery.
The area is well known for outdoor pursuits and sports, Kirroughtree Visitor Centre is situated approximately 4 miles from Newton Stewart and approximately 12 from The Old Hall and is part of the Seven Stanes range of mountain biking trails. Fishing, shooting, golf and equestrian facilities are all readily available throughout the area.The area’s beaches are popular with wild swimmers, especially at Garlieston and St Medan’s.
The communications to the area are good, with regular flights to London and mainland Europe from Prestwick 38 miles north, and also Glasgow and Edinburgh Airports 72 and 119 miles respectively. There are main line railway stations in Stranraer, Dumfries and Lockerbie, and the M74/M6 motorway network is accessible at Gretna. The Port of Cairnryan is just over 36 miles from Bargrennan and two ferry operators run passenger and freight services to both Larne & Belfast.

DIRECTIONS
From Newton Stewart take the A714 for approximately 8.2 miles, just as you cross the bridge you will see gate opening to The Old Hall on the left hand side of the road.
