The welcoming entrance area flows directly into the incredible open plan living room/kitchen with a stunning vaulted ceiling, exposed oak beams and solid oak flooring. Roof skylights and bi-fold doors in the living room let in tremendous natural light, creating a tranquil and relaxing space to enjoy while admiring the private landscaped gardens. The stylish and contemporary shaker style kitchen is well fitted with an electric oven, a ceramic hob and a fridge/freezer. There is space and plumbing for a washing machine in a separate rear lobby. There are two double bedrooms, one with an en-suite bathroom and one with an en-suite shower room.

Outside: The properties are approached through double gates on to a large gravel driveway with private and secure parking for several cars. There is a wonderful cladded outbuilding with a pitched roof and full power and light connected which could be used for storage, as a workshop, a studio or a home gym if desired. The beautifully landscaped plot extends to 0.3 acres with a magnificent display of plants, shrubs and trees that provide colour and texture throughout the seasons. Nestled amongst the gardens is a delightful summerhouse, the perfect escape from everyday life to sit and enjoy the peace and tranquillity of this stunning plot and its surrounding countryside.

History: The period cottage dates back to 1840 and was formerly the main hall of Appledore primary school. It has been sympathetically restored to an exceptional standard; it still has the original school bell on the side wall and beautiful Dering windows. Sir Edward Dering began to install these distinctive round topped windows on properties as he supposedly considered them lucky as an ancestor, a Roundtop, escaped through one during the civil war. The annexe was formerly a bomb shelter used during WWII but has since been transformed into superb ancillary accommodation.

Location: Appledore is a small village and civil parish between Ashford and Rye and on the outskirts of the Romney Marshes, surrounded by unspoilt farmland and serene views of Kentish countryside. It was used as a ship building port up until the 13th century when the river Rother used to meet the sea. It was separated off by apple trees from other nearby villages and towns by the Saxons. Just outside of Appledore and near Woodchurch there is an 80 acre area of woodland known as Parkwood which is ideal for walking dogs. It is abundant with natural beauty and known for its bluebells in the spring and its nightingales, just two examples of the wildlife that can be found here. Appledore has easy access to the B2080 which leads toward Tenterden one way and New Romney in another but also has a turning for direct access to Ashford. Appledore train station is just 1.6 miles away with trains to Ashford International and Hastings. The Black Lion is a traditional English pub serving fine ales and great food, while Miss Mollett's high class tea room makes the perfect stop for a cup of tea and a slice of cake after a long country walk.
