A superb late 19th Century farmhouse featuring 15 acres of land together with two barns, situated amidst unspoilt rolling countryside, away from main roads, in an area of Great Landscape Value in a favoured part of West Cornwall.

This substantial and interesting home has been farmed by the same family for more than 100 years and is in its fourth generation of family ownership. Reputed to have been built by the Godolphin Estate around 1885, it has been carefully maintained over the years, retaining many original features. Today it is a characterful home that provides extensive and flexible accommodation behind a solid, square looking stone façade which includes granite quoins and lintels.

Internally the warm and inviting accommodation comprises a large reception hall, kitchen with granite block floor, a second kitchen with slate flagstone floor and oil fired four oven Aga, a formal dining room and a comfortable lounge, both with open fires, plus the impressive front hall with turning staircase to first floor. There are six bedrooms at first floor with a large modern family bathroom and a secondary staircase descending to the ground floor utility room. Most rooms have a wonderful aspect over the mature well-established gardens whilst the house is efficiently warmed by a modern biomass (wood pellet) boiler.

Gorgeous generous gardens surround the house and comprise a combination of extensive lawns and sheltered, more intimate and colourful enclosures, one dominated by a magnificent Weeping Willow. Immediately to the front, which has a warm and bright southerly aspect, there are two patios for alfresco dining and entertainment. In addition to a 24’ x 15’4 garage, there are two single storey barns (23’ x 15’8 and 32’ x 19’) providing very useful storage and perhaps potential for development for ancillary accommodation/workspace (subject to planning).

This is truly an enviable location for a property that is highly recommended for viewing.

Trescowe is a small and exclusive hamlet, set within a World Heritage Site area, acknowledging the lucrative industrial mining history of the area. Today the landscape has been transformed into glorious scenic countryside through which there are many delightful walks and horse rides.

Whilst enjoying such rural seclusion the hamlet is by no means isolated because although hidden in the countryside, it is just 1½ miles off the main A394 coast road. It is central to the primary schools at St Hilary, Germoe and Godolphin Cross and falls within the catchment area for the secondary schools in Penzance. For day to day shopping needs, there is a grocery store 2½ miles away in Rosudgeon and another approximately 3 ½ miles away in the village of Goldsithney.

The busy former market town Helston, famed for the annual Flora Dance, is just 7 miles to the east, where like Penzance, there is a wide range of shopping, schooling and leisure amenities including community hospital. The stunning sandy beach of Praa Sands is just about 2 miles distant and from where one can enjoy breath-taking coastal walks along the beautiful south Cornish coast.

For those travelling further afield, the north coast port of Hayle is 6 miles to the north, where there is a further range of shopping facilities, including Marks & Spencer and Hayle’s famous 3 miles of family friendly surfing beach extending from Hayle to Gwithian.

Hayle also has a stop on the main Paddington to Penzance railway line and is of course situated just off the A30, Cornwall’s main arterial route, putting the City of Truro within a 25 miles drive. Here there are a selection of state schools, a choice of private schooling together with Truro and Penwith College campus and RCH Tresliske.
