Sands Estate
The estate extends to approximately 7156.40 acres (2,896.09 Ha) of land which lies to the east and west of the B8021 to the north of Gairloch.
The land lies from sea level, to approximately 293m (961 feet) at the summit of Cnoc Breac which is close to the eastern boundary of the estate. The estate includes a number of attractive hill lochs with the largest being Loch an t-Seana
Bhaile which is situated towards the Southern boundary of the subjects. These hill lochs provide a good amount of amenity and sporting interest. The upper part of the estate provides far reaching views to all directions and particularly to Isle of Skye to the West, An Teallach and the Torridon Mountains to the east and south respectively.
The majority of estate is subject to crofting common grazing rights. The common grazings are the Big Sands, North Erradale and Aultgrishan & Aultanphadric grazings. This means there are
various parties who have 3rd party grazing rights over the majority of the land (further details on these parties and the common grazings from the selling agent).
Sporting and Amenity
Sands Estate provides some good stalking for red deer, both stags and hinds. There are no formal
records however a number of stags and hinds are taken annually. There are 5 named hill lochs which
have considerable amenity with trout fishing opportunities. A particular feature of the estate is
the ownership of a stunning beach named as Seana Chamas which is approximately 1 mile in length.
Crofting
The majority of the estate is regulated crofted common grazings.
Commercial Lets
There is a mobile phone mast on the estate, the site of which is leased to EE. Further details from selling agents.
Indicative Boundary/Sale Plan
Prospective purchasers should note that the estate includes the townships of Big Sand, North Erradale and Aultgrishan & Aultanphadric. Given the acreage of the estate we would point out that the scale of the plan does not allow us to show in detail crofts which have been purchased within
these townships and tenanted crofts still owned by the estate. A detailed sale plan will be provided by the sellers during the missives stage of any sale. Therefore the plan should only be used for indicative purposes and is specifically NOT a title plan. Further details from the selling agent.
