A fascinating Grade II * listed farmhouse with a wealth of period features in a lovely, rural location with outbuildings and 10 acres of land.

Situation - Fairhouse Farm is situated in a rural position within easy walking distance of the village of Churchinford, which is nestled in the heart of the Blackdown Hills AONB. Chuchinford is a highly sought-after village with a community shop, Post Office, coffee shop, doctor’s surgery, preschool and popular public house. Fairhouse Farm is set back from the council lane and is situated mid-way between Taunton and Honiton. Taunton has excellent shopping and recration facilities. The property is in the catchment for the sought after Castle School and Richard Huish College. The property benefits from excellent communication links with easy access to the M5 at junction 25 and the A30 is also nearby. London Paddington can be reached by rail in under two hours. Lyme Regis and the Jurassic Coast are also within easy driving distance.

Description - Fairhouse Farm gets its name from the annual cattle fair held for many centuries and is an example of a historic listed thatched farmhouse which dates to late medieval times. There have been further additions in the 17th & 18th Century and it now benefits from a wealth of character features including flagstone floors, oak panelling, exposed cruck trusses, along with a good example of a coffered ceiling. The house has been sensitively restored along SPAB (Society for the Protection of Ancient Buildings) guidelines, including the use of lime plasters, renders and washes internally and externally.
The property is spacious and flexible and benefits from a charming traditional barn with planning permission for conversion as well as a further range of buildings, which includes a barn with a large footprint for potential other uses. The property benefits from 10 acres of pasture, all level and subdivided into easy to manage enclosures. The gardens of the property are a charming feature and there is also a lovely orchard.

Accommodation - A front door leads into the entrance porch and an ancient door leads into the cross-passage hallway with a plank and muntin oak screen with flagstone floor. Another original door gives access to the gardens. The spacious sitting room is centred on an inglenook open fireplace with a recess either side. A study overlooks the garden and has a window seat, plank and muntin oak screen, coffered ceiling and inglenook with inset wood burner (not connected). The music room has oak French doors, leading to the garden and an elm and oak ceiling. From this room there is access to the inner hallway and further to the wet room with shower area, low level W.C and wash hand basin. From the entrance porch, a door leads into a further inner hallway which provides access to the downstairs cloakroom and utility room with low level W.C and wash hand basin. Large farmhouse kitchen, with a substantial dining area and double doors to the gardens. The kitchen has a brick and flagstone floor with a range of kitchen units. Oil-fired Aga, with well behind.
The property has three staircases and three separate bedroom areas. Above the kitchen there is a bedroom, and dressing room together with a family bathroom with low level W.C, wash hand basin and ball and claw bath. The middle section of the property has three bedrooms and the third area is accessed from the hallway adjoining the wet room leading up to a first floor sitting room, providing access to an oak balcony and steps to outside and two further bedrooms.

Outside - Fairhouse Farm benefits from wonderful gardens that surround the house and include large expanses of lawn with flower and shrub borders and many specimen trees. Close to the path leading to the house there is a traditional barn with double wooden doors leading to a workshop and store area. There is a games room over and this building has planning permission for a two-bed annexe ancillary to the property.
A further range of traditional buildings adjoin the house which form an L-shape and are of timber construction with a corrugated roof and have previously been cow stalls and stables. In the garden there is a thatched former pigsty with electricity and water connected.
From the garden there is a track that leads to the land which also has separate access from the lane and this leads to the paddocks which are level and laid to pasture. In the corner of one paddock is the former ticket house for the cattle fairs that used to be held on this site. There is also an extensive range of timber and G.I buildings which are in poor condition but offer a very large footprint for alternative uses. In the orchard there is also a useful block workshop/studio.

Directions - Proceed out of Taunton in a southerly direction. Upon reaching the village of Churchinford turn left immediately before the pub and proceed straight across. Continue down the lane for about 1/2 a mile and the entrance to Fairhouse Farm can be found on the right.
