THE LOCATION
Bulmer is a small pretty village around 2.5miles to the south west of the historic market town of Sudbury, in the Belchamp Brook valley. It has a Church, a Village Hall and a well regarded Primary School. The surrounding undulating countryside contains many other pretty villages. Sudbury provides a good range of main shops, schools and recreational facilities including a modern swimming pool/leisure complex, and Quayside Theatre. The town station provides shuttle trains through to the main London to Colchester line via a change at Marks Tey. Good road connections can be made via the new A120 across from Braintree and the A12 trunk road for London and the M25. Larkfield is set right at the end of the village with spectacular views opposite over undulating fields, in which are often seen skylarks, hence the name.
THE PROPERTY
Larkfield is on the market for the first time ever, having been built by the present owner and her late husband 24 years ago. It is built in the style of a traditional Suffolk farmhouse with rendered and pargetted elevations on a brick plinth under a roof which is a mixture of clay tiles and pantiles. The gable is jetted in traditional style and there is a red brick chimney stack and the windows are proper timber units with double glazing, some traditional sash and others casements. The interior has large and bright rooms, the centre piece being a particularly fine reception hall vaulted up to the first floor and galleried on three sides. There is a traditional inglenook fireplace in the sitting room and the attic in the main gable has an untrussed roof and floor already added, with windows at either end, designed to allow the addition of another two bedrooms on the second floor if required, (subject to building regulations, consent etc.). There is an exceptionally large forecourt providing extensive parking with plenty of space for a motor home, caravan and/or to construct two garages. To the rear is a wonderful sweeping garden with large terraces, a main lawn and orchard at the far end - in all around 0.66 acres.
