A new date for this land to be sold by public auction will be confirmed in due course.

Two field enclosures of grazing land extending in total to 28.64 acres (11.59ha).

The property is offered for sale by Public Auction at Borderway Mart, Rosehill, Carlisle CA1 2RS at 1.00pm Wednesday 15th March 2023.

The Seller reserves the right to amalgamate, withdraw, or exclude any of the property shown at any time or to generally amend the particulars or order of sale.

The Buyer will be required to pay a deposit amounting to 10% of the purchase price on the fall of the auctioneer’s hammer, at which point exchange of contracts will take place. (The deposit will be non-returnable in the event of the Buyer being unable to complete a sale for any reasons not attributable to the Seller or their Agents).

It is anticipated that completion will take place no later than four weeks of the date of auction.

Access is gained from the A5086 and from an access track leading from the minor public highway heading to Pardshaw Hall.

Boundaries are post and wire fences and hedgerows. The land benefits from a natural water supply which is shared with the adjoining landowner.

The land is not within a Nitrate Vulnerable Zone.

The land is not in any Environmental Stewardship or Agri-Environment Schemes.

The land is registered for Basic Payment purposes, however no entitlements are included in the sale. The Seller reserves the right to make the 2023 claim.
