Extending to 6.12 acres, the proposed development site comprises former agricultural land. The site is irregular in shape. Main services are available to the site.

The site is allocated within the current Aberdeenshire Local Development Plan as Site OP1 for the development of 40 residential units. Savills Planning team have submitted a representation to Aberdeenshire Council to extend the allocation in the future Aberdeenshire Local Development 2021, increasing the site capacity to 60 residential units.

The extended site has so far been identified as a preferred option by Aberdeenshire Council, but will be subject to further rounds of consultation. Interested parties should make their own enquiries to the planning department at Aberdeenshire Council.

Fettercairn is situated in the Kincardine and Mearns area of Aberdeenshire and lies approximately 30 miles South of Aberdeen at the southern end of the B974 Cairn O Mount road. Laurencekirk lies approximately 4 miles to the East.

With a population in the region of 250, the town offers a semi-rural location in driving distance to Aberdeen. The Square, in the centre of the village, offers local amenities and is accessed through the historic Fettercairn Arch, build in 1864.

The site itself lies to the West of Fettercairn, close to the Fettercairn Distillery. The site enjoys views over the surrounding agricultural and forestry land to the North and West. Existing housing lies to the South and East which provides adequate access to the site off Gladstone Gardens.

The development will act as a natural extension to the existing village which is served by a primary school, local shops and sports facilities.
