Enjoying a rural edge of village setting a former agricultural building with planning permission to convert to a contemporary modern residence set in 1.75 acres.

Mill Road Barn is a former steel framed and asbestos sheeting agricultural building in a standalone setting overlooking meadow land. The plans and planning permission, secured at appeal, present the opportunity for the creation of a contemporary modern dwelling within the framework of the existing barn. Plans prepared by the Plaice Design Company of Woodbridge indicate approximately, 3,100 sq ft (288
sq metres) of ground floor accommodation to include a stunning open plan kitchen/dining/living room, a study and utility room, together with four bedrooms and three bathrooms (2 en suite). The barn will focus and look out across its meadowland grounds as well as those of the surrounding countryside.

It is thought that there is potential for the creation of first floor living space, subject to securing the necessary planning and building regulations consent.

LOCATION

Mill House Barn enjoys a tranquil, rural setting abutting surrounding farmland within the parish of Badingham, about a mile from the centre of the village and its popular pub. There are further local facilities in the neighbouring village of Laxfield (5-minute car drive) with its local store and renowned Low House pub. The historic town of Framlingham is just 5 miles and provides a wide range of local facilities including top performing schools catering for all age groups in both the private and state sectors.

The A12 is easily reached at Yoxford (7 miles) and links to Saxmundham, Woodbridge and Ipswich, whilst beyond is the Suffolk Heritage Coast, with its popular towns and villages of Southwold, Walberswick, Thorpeness and Aldeburgh. Branch line rail services (and potential soon to be direct services) run from Darsham and Saxmundham connecting to the regular main line services running to London Liverpool Street Station from Ipswich.

DIRECTIONS

Approaching Badingham on the A1120 turn off at the bottom of the hill at the White Horse public House into Low Street lane. Proceed for about 1/3 of a mile and turn right into Mill Road. Follow the lane as it passes through a series of bends and climbs up out of the village, where the entrance to the barn will be found on the left hand side.
