A hidden Georgian gem enjoying stunning sea views.

Description

Troed Y Rhiw has an interesting history. In the Cadw listing it states that it is a

“C19 gentry house, said to have been used as a vicarage in C19. House is marked on 1842 tithe map, without outbuildings, as owned and occupied by the Rev. John Hughes. Previous farm was on drive below and is identified as main house on 1838 schedule to Tithe Map, suggesting that new house may have been built between 1838 and 1842, though it looks more of the 1820s.”

Over the years the property has been a treasured family home and under the care of the current owners, has been sympathetically renovated and refurbished to create a stunning coastal period property enjoying modern touches while retaining a wealth of character features including slate floors, fanlights, panelled doors, sash windows, window shutters, moulded cornices etc.

Accommodation
Ground Floor
Steps lead up to the impressive front entrance with elegant iron porch that leads into the reception hall with exposed floorboards. Doors lead off to the principal reception rooms. On the immediate right is the study (or extra bedroom) with exposed floorboards and marble fireplace. On the immediate left is the elegant dining room (or extra bedroom) with another marble fireplace and double aspect views. Moving further along the hall on the left is the light drawing room with marble fireplace that again has double aspect views over the valley and out towards the sea. Across the hall is the living room with slate floors and a wood burning stove providing a warm focal point.

Lower Ground Floor
Character slate steps lead down from the living room down to the lower ground floor hallway with its own separate entrance to outside and further rooms. There is a large kitchen breakfast room with fitted cupboards and worktops together with a smart cooking range taking centre stage. There is also a separate pantry, large utility room, store room and double shower room with WC.

First Floor
A beautiful staircase rises up from the main reception hall passing an impressive arched window with sea views to the first floor accommodation that includes four generous bedrooms. The principal bedroom and a second have views to the sea while the two other bedrooms overlook the valley and front of the house respectively. These bedrooms have the use of a bathroom and a separate shower room.

Externally
The property sits in stunning landscaped grounds and gardens including a large gravelled forecourt with ample parking area, flower borders, mature bushes, shrubs, trees, lawned garden areas, patio and terraced seating areas. There are numerous sun trap areas to sit and enjoy while admiring the gardens and views.

The Outbuildings
Alongside the rear garden is a useful small stone outbuilding that is perfect for storing garden tools etc. Beyond the rear walled garden are two pretty grade II listed stone barns that were once the old stables and cart house. The smaller barn has a rear first floor garage that is accessed off the rear lane. These barns have had significant work done to the roofs and stone work to preserve them ready for any future uses and possible conversion (stp – subject to planning). There is also an old Dutch barn to the rear of the stone barns.

The Land
A appealing feature of the property is the large amount of mixed land that it enjoys. In all, the property extends to about 19 acres (stms – subject to measured survey) and includes useful pasture paddocks that lie either side of the entrance drive, a part walled garden and pretty woodland that stretches back up the valley.
