An early 19th century Grade II listed eight bedroom country house in need of refurbishment with outbuildings, gardens and parkland extending to approximately 9.5 acres in total. Park Hall extends to approximately 12,500 sq. ft. of accommodation with a large entrance hall with doors at either end to the driveway and garden, a 48ft. long drawing room and separate sitting room, dining room and study.

As part of the refurbishment and subject to the necessary consents, there is scope to create an open plan kitchen/dining/family room and eight en suite double bedrooms.

In addition to the principal reception rooms, there is scope for a laundry room and a play room/games room within the main house. The northern wing could offer secondary accommodation in addition to the scope for accommodation in the range of outbuildings.

History and Character

Park Hall was built as a rectory in 1815 with many features remaining including the Portico with fluted columns on the western entrance to the main hall which has a patterned stone floor and blue inlays. At the far end of the hall are doors with a stained glass fanlight to the gardens on the eastern side. There are 12ft. ceilings to the principal reception rooms with each of the rooms having fireplaces with some in white and some in black marble. The back hall has a stone flagged floor with doors to the cellars.

Grounds and Parkland

The current owners have carried out extensive works to the grounds and parkland restoring the eastern and southern lawns as well as the stone retaining wall and ha-ha which separates the formal gardens from the adjoining parkland. There are currently two entrances to the hall with one having a pillared stone entrance with metal gates with the house screened from the road by mature trees and shrubs flanking the drive.

Outbuildings

There is an extensive range of outbuildings forming a courtyard to the north of the house which extends to almost 4,500 sq. ft. These buildings have potential for multiple uses including extensive garaging with offices or accommodation above as well as storage or stabling and scope for secure private parking within the courtyard.

Schooling and Situation

The local schools are Bugbrooke Community School and Campion School, both of which are in Bugbrooke. There is also Quinton House School in Upton Hall, Northampton; Northampton School for Boys in Northampton and Northampton High School in Hardingstone. Bugbrooke has a church, a chapel, a sports clubs, doctors’ surgery, a post office, a village shop, pubs, cafes, hairdressers, beauty salons and a pharmacy.
